My father who was a member of a group [private] housing scheme expired in 2007 leaving behind nomination in favour of his wife - my mother. My mother, till recently, had not applied for transfer of membership in her favour, based on the nomination.
I would now like to know :
- whether she can still apply for transfer of membership in her favour.
- my mother, after getting the membership transferred in her favour, intends to sell the same without my knowledge.
- what is the recourse available to me, as legai heir to my father's estate, in the event my mother sells the said membership.

Nomination do not give better rights than to legal heirs. You along-with your mother are jointly owners of the aforesaid house property irrespective of entry of membership in either name. Your right cannot be withdrawn or taken over.

If your mother gives no objection for your membership, then you can be a trustee
