Want to know legal right of a heir of a deceased tenant.

My father became a bonafied tenant of a property under the pagadi system in year 1996. he passed away in year 2006. the landlord of the property has accepted rent for the property only uptill September 1999.thereafter 1999 he started denying to accept the rent siting various reasons. now in 2018 he is denying to transmit the tenany right under my name. i am ready to clear all the pending dues. kindly guide me with regards to right of a legal heir of a tenant under pagadi system.and also guide me with further procedure that need to be followed in my case.

just see definition of tenant , in rent control act of your state , definition of "tenant" in all acts are almost same.
FOR EXAMPLE In Rajasthan rent control act "tenant" includes in event of death of the person(tenant) if premises is let out for residential purposes his surviving spouse, son daughter mother and father who had ordinarily residing with him on such premises as member of family up to his death""

Successor to the deceased tenant has only one year time as per the Rent Act. You are suggested to contact a local lawyer from your area so that he can most expeditiously defend your case.
