Consult a local prudent lawyer with Sale Deed, agreement, its annexture, plan and relevant documents for proper appreciation of facts and advise.

Casual query may not solve the problem, all related documents need to be referred, it is better, discuss with some senior lawyer in the field for guidance and properly clarify your doubts in detail.

There might be some mistake in drafting sale deed. Both parties can correct is by executing rectification deed by mentioning the correct area.
