My father had a self earned property. He died without making any will. The property got transfered on my mothers name and all legal heirs(my brothers
And sisters)of my father relinquished their rights.
Now my mother wants to gift me that property. Can my brothers sisters challenge the gift deed? And can in future my mother revoke the gift deed?

1) If the deed of relinquishment is registered - the legal heirs who relinquished their right in favour of your mother can not challenge the proposed gift deed. The gift deed is to be registered.
2) No, she can not revoke the gift deed.

REPEATED.
MY RESPONSE WAS:
"If the relinquishment made by your brothers and sisters was by a registered deed was registered one then your mother is exclusive owner and competent to make any transfer in any body favor by sale ,gift or will.Gift can be conditional.
You state your mother wants to gift 'you' that property and simultaneously you state
'And can in future my mother revoke the gift deed? '
AND IT REVEALS ALL THAT YOU ARE PLANNING.
DO NOT SALE PEACE OF LIFE FOR PROPERTY AND DO NOT BEGET IN MIND GENES OF DISHONESTY TO BE INHERITED BY YOUR BORNS INNOCENTLY.
IT IS HARD TO BELIEVE THAT A MOTHER WHO WAS HONORED BY HER ALL CHILDREN SACRIFICING THEIR SHARE IS NOW WILLINGLY DESIRES TO GIFT YOU ONLY."

I endorse the views of Expert Mr.Prabhakar singh though legally she can not revoke the registered gift deed, if she executes in your favour.
