Registration of rent agreement

Hi!
I have taken a property on rent for period of six years. The rent agreed upon is 4.5 lacs with increase @5% pa.
The owner of the property has insisted on not getting the agreement registered and we agreed on the same. The lessor and lessee are PVT Ltd companies and agreement is supported with board resolutions.
Is there anything fishy in this deal.
please let me know asap so that i can take preventive action

A lease deed for more than 11 months is required compulsary registration.For further clarification pl contact on my mb no-09471000121.

YOU SAID "Rent", not lease.
You are likely to loose possession forever. . u may not be able to vacate tenant.

#Shroff! The querist is a tenant and not a landlord so your reply has been given to opposite interest.
Either you are tenant or landlord, both are advised to get the lease registered as the same is for more than 11 months.

All rent agreements and lease deeds more than 11 months has to be registered mandatorily
