7/12 change of name

Dear sir,
I want to ask that one guntha agriculture land can be purchased by paying stamp duty in maharashtra,if one guntha purchased then purchaser name can be transferred in 7/12 extract easily or there is any condition of area of land.

u can purchase undivided share of 1 guntha land,bur it becomes difficult to locate you area in the said gat no.
