Dear Sir, My grandfather has self-acquired property, my father and his brother were not divided so far, my father’s brother has no children. My mother invested lot and lot of money in developing that land.
Now we are two brothers, please let us know what is our right in the land and what is the share that we are entitled for.

If your father and his brother still alive, then you dont have any rights in grand father property even your mother also.

As the property was self acquired by your grand father then on his death it came in hands of his sons[your father and uncle]as their personal property,no matter how much money wasted in improvement thereof by your mother with out proper legal arrangement made,so long your father and uncle is alive,they are absolute owner thereof and can use the property as per their wish without any interference from any of his sons or heirs.The right of sons or other heirs of them will arise only after their death.
