SIR,
i HAVE ONE QUERY, MY FATHER EXPIRED ON 10.5.2009, WHO HAS AN PROPERTY IN A PAGDI SYSTEM. SINCE HE DIED CAN THE TENANCY BE TRANSFERRED IN HIS SONS NAME , WITH THE NOVC OF OUR MOTHER. THE LANDLORD IS ASKING FROM US RS. 4.00 LACS AS TOWARDS TRANSFER TO BE DONE IN THE NAME OF THE SONS. HE WILL ALSO NOT ISSUE AN RECEIPT OF IT. PLEASE ADVISE AS TO HOW TO GO ABOUT IT.

The tenancy rights are inheritable. You need not pay additional deposit for transferring the tenancy in your name. You can defend yourself against unlawful eviction through civil court injunction.

Yes. You need not to give further amount.. Even land laws are local law.. Its will differ from state to state. So you just consult your near by advocate..

You inform in a simple letter format stating that you are continuing the tenancy after the demise of your father. Get the acknowledgment.
