hello everyone in 2002 we brought a vacant land for one lakh fifty thousand rupees in a 20 rupee stamp unregistered document, we put compound wall and left the land as it is, didn't even pay the taxes . Now after 12 years the one who sold the property claiming that we have not sold property we only signed a mortgage document.so now what are my options legally whether i have a case that could hold in the court or i have to settle with them outside the court

Any Un Registered Sale Document is not a Valid Document In Transfer of Property Act.While constructing the compound wall you should have taken the initiative at least to pay the tax in your name.Atleast Hold the possession now if no amicable settlement is arrived a Legal Battle is ahead Consult a Shrewd Lawyer in your case

I think it is better to settle the issues with the vendor by paying the reasonable extra amount in demand and get it registered on your name atleast now, because unregistered document will not legal validity and you may end up in losing a legal battle if you approach the court.
