(Querist) 12 March 2025 This query is : Resolved
I have a site at Pollachi, Coimbatore dist. Tamilnadu.
size measuring 45' X 80' = 3600 s.ft. in area
It is a Pollachi Housing cooperative society allotted site. Registered society.
Now can a split it & sell it. (2025 s.ft & 1575 s.ft.)
Is it legally allowed or not.

Could you please guide me in this regard.
Quick Summary
A property owner in Pollachi, Coimbatore, has a 3600 sq.ft. site allotted by the Pollachi Housing Cooperative Society and wants to know if they can legally divide it into two plots (2025 sq.ft. and 1575 sq.ft.) for sale. While dividing and selling is generally possible after surveying, sub-dividing with the registrar, and establishing boundaries, the legality hinges on the original allotment's terms and conditions. Consulting a local lawyer with all relevant documents is highly recommended for definitive advice.

After getting valid measurements in two sites in the area you can sell the two sites.

you can get the property surveyed and divide the same into two units and then demarcate the same iwth proper boundaries, get it sub divided from the registrar office after which you can sell it.

Any meaningful suggestion depends upon the terms and conditions of the allotment. How is the plot presently used?
