I had purchased apartment on loan. while taking loan only my name was included. Now I am going for registration; can I include my wife's name as co-owner? When I am asking Bank they are saying no.

if bank is not agreeable it cannot be done unless you repay the loan . no third party rights can be created without bank consent

Yes, you can add your wife as co-owner as well as co-applicant of loan.

You do not need Bank's permission to add your wife's name in registered deed but permission is required if you makes her co-applicant for loan.

Bank may ask to include wife as co-obligant.

On she becoming a co-applicant, her name may be included in the property document.
