Vendors title Deed in original
Vendor's Vendor Title deeds in original - as link documents and all possible link documents till Revenue Records - at least for 15/18 years if possible for a period of thirty years - mutation proceedings - Tax Revenue/Shisth paid receipts - according to the history of the title of the property - no specific rule can be applied - it defers from case to case !

In addition to the title documents of the seller including the instruments of previous owner(s), the records of government offices like Municipality, Revenue Department, Registration office etc. can be checked.

To be very brief:-
Check the link from the current owner to the previous owners.

See whether the person who is selling is having the authority.

See the Encumbrance certificate.
