Agriculture land

I am selling the agriculture land belonging to my grandfather. His name is on the 7/12 extract available on the website.
Can I sell the land on the basis of extract available on website without having the original 7/12 from the talathis office?
My lawyer says you can sell the land based on 7/12 extract available on website.
Pls give your opinion.

To sell agr.land,other documents like
Record of
Right entry is must over and above the document. The revenue entries have only presumptive value and they are not documents of title.

latest 7/12 extract from talathi is required as net and computerised extracts at tahashil office are not updated one.
