Registered agreement of sale validity

Sir,
I had executed a registered sale agreement which state that with in 2nd July 2015 sale deed to be executed. But it does not happen till now. Is this sale registered agreement valid? Can the purchaser take any legal action if I refuse to execute sale deed now?. Can I execute sale deed based on this old sale agreement now?

U can register sale deed by paying late fees

The language of agreement need to be referred for any advice.

If both parties agree, sale deed can be executed even date of sale agreement is over.

The sale agreement contents have to be verified. however the registered sale agreement is valid subject to the terms and conditions

The registered sale agreement is valid however to enforce it, it is to the seen whether there is any mention about the time has been specified as essential.

The Courts are dumped with Specific Performance Suits basing on above Reasons.Better have an amicable discussion and sort out the Issue with the buyer and First refund the advance amount with reasonable interest and enclose a letter for cancellation with valid Legally Justifiable Reasons with the help of Local Good Senior civil side advocate.Period of 3 years would be the Limitation period with in which a Case could be filed for sale agreements.
