Conveyance of lease land

There is a one society they want to go for the conveyance in respect of the land on which the society is situated, but the said land earlier it was given by the one land owner to lessee for a period of 30 years and that lessee constructed the building thereon and sold all the flats to the respective purchaser.
so my query is that can the society go for deemed conveyance in that case and whether lessee is authorised to convey the said land to society?

lessee can execute only deed of assignment of lease.
For deed of conveyance you need actual owner of land.
