As far as my knowledge goes, she is the absolute owner and has gifted it to your aunt. As far as ur father not knowing about the gift, there is no need to know, legally. Morally, ur gm should have told her son.
so I think u do not have any cause of action. Your father can file a case for share, since this property was brought by proceeds from ancestral property. Do u have any proof?

Since the property is a self-acquired one as per documents' recitals), share cannot be demanded.

i agree with the above said views, this is her self acquired property cos u have no proof that ancestral property was sold n proceeds were used to buy this one. and she had gifted the property to ur aunt which she had the right to do, legally she isnt bound to tell to ur father abt the gift.
