Registration of flats

Builders of Ghaziabad normally bifercate the total cost of apartment in different elements, such as Basic, PLC, EEC & FFC, Power Backup, Club Membership and EDC. At the time of registration, which element will be considered for calculation of stamp duty and why. To me working most of the builders take whole element but some take only basic, plc and parking.
Kindly guide me to find the right amount on which the stamp dutye should be paid.

carpet area of flat is considered . the stamp duty depends upon price of flat mentioned in agreement and as per ready reckoner rates atleast in mumbai

The charges which are the add-ons are not included in the calculation of stamp duty.

Basic plus prc should be included only for the purpose of registration but nowadays agreement is required to be registered so there is no scope of move here and there. The consideration amount mentioned in the agreement, shall have to be made the base for the registration.
