Dear Experts,
I want to know my elder brother wants to transfer property on my mother's which is located in Uttar Pradesh. in this case if we are making registered Power of attorney then will it be valid ? can my mother sell or transfer that land to me or on my name ? is there any chances of challenging this Power of Attorney by any one in future ?

yes he can . gift deeed has to be stamped and regd . generally it attracts 2%stamp duty on market value of property
