Transfer of property from father (after demise)

Dear Sir,
A self-acquired house is in my father's name. He passed away few years ago.
What are the formalities and costs involved (including an indication of lawyer's fee if any) to transfer such a property in NCR?
Is there any difference in costs if the property is transferred to mother (father's wife), one of the sons or one of the daughters?

Rest of the family members have no problem to surrender their rights.

Yes! you can transfer the property to your mother or or one of the daughters or one of the sons when other siblings are ready to surrender their rights.

If you do not want to reveal your identity on this platform (as per rules) do not expect FREE opinion and advise from experts.
You have no right to guide an expert where to write and what to write.
It is abuse of this site for which the Admin must take suitable action and delete account of such member.

Again, this website/forum allows posting of queries anonymously. Are those who call them experts so naive that they are not aware?
Whoever doesn't agree with this rule of the website/forum should not post or reply.

The way so called experts (by the way they haven't shown any expert knowledge so far in this thread; only attitude/arrogance has been shown) have replied above, it seems that they are trying to bully a normal user who is posting the way this website/forum works.

Do I need to say what action must be taken against such chartacters who bully users?
