Deed of lease and transfer of fsi

Dear Sir,
Please clarify the exact meaning of Agreement of "deed of Lease and transfer of FSI" and "conveyance deed" in detail for the Re development of project. By executing such agreement , which contained terms and conditions for a certain period what issues would be raised for the tenants after the construction of the rehab building,
What are the rights and liabilities of the property owner gets,
The main question arises as to how can we get ownership of the flat after the completion of the building under the DCR 33(7).
Please suggest me
