we have registered conveyance deed (1988) and there after applied in city survey office. city survey office raise some query,
we have done some mistake in CTS No.in conveyance deed that we can say typing error in our conveyance every where written correct but @ time registering the document in pen we have return 85/8/3 instead of 85/8/5 there after we prepare rectify deed but that deed we have not registered and rectify deed had been prepare in 1991. now what to do? please suggest your view. we have to do all formalities again. or we can proceed with rectify deed.

"Rectification Deed" should also to be registered. The deed which was prepared by you in the year 1991, is not to be considered as a" valid document" for registration, as the enforcement date of the said deed has already been lapsed.You need to prepare a fresh Rectification Deed and get to be registered.

land owner who had given right to developer now that company does not exist and most dirctor had died, so whom to proceed for rectification deed

Then they can become party to your rectification after passing a resolution.Merely name change of co. does not matter as a suitable recital in rectification deed shall cover this aspect.
