Conveyance deed

We the MC members of a registered society in Mumbai would like to know for signing a conveyance deed offered by builder which has come after adjudication the following points.
1.Do we need to check all annex. as we have been told by builder this draft was already okeyed by previous committee. Since we are not legal expert,Can this be shown to your team for cross verification with payment of agreed fees.
2.Who should bear the stamp duty and registation charges and how much it is.
3.Builder allotted some parkings (open/stilt/basement slots) after formation of society as some of them are not sold along with the flat and now he intends to show them in annex. against name of those members to whom he had allotted.
4.What is the time we get after adjudication to register the conveyance deed.
5.Since the builder is offering the conveyance can we go ahead and later on pt. no.3 can be addressed,what is the risk involved in this.
Kindly guide as we are confused

1.Yes, hire advocate and get those papers checked.
2.Buyer of flats.
3.Stilt parking is not allowed depriving the flat owners.
4.Time is to what both parties mutually agree.
5.You have to be careful about what you mention the conveyance deed. You can not retract later from what you have stipulated in your deed of conveyance.

if builder is offering conveyance grab the offer .

generally when flats are sold builder cannot sell parking slots . supreme court has held parking slots form part of common space . builder has to furnish to BMC parking spaces in society complex and allotments made to members . you can obtain copy from BMC . agree to builder request s . number of societies in mumbai dont have conveyance deeds . you are one of lucky few where builder is willing to offer you conveyance .

Ok, thnx a lot,Do we need to verify the conveyance deed and get a lawyers report.We can trust the builder as the due diligence have been carried out by banks for giving loan to members of this project,search report is also enclosed in purchase agreement,we want to get Conveyance deed vetted from a lawyer as apart from the pt. no.3 mentioned in my query we don't foresee other issue.
