Construction of new house

sir, i have an old mud house area of 125 sq mtr now i want to demolish my old house and built a new house plz guide me what are the legal procedure i have to follow. i hv all the documents on my name.

very simple sir, give the application to your concern municipal corporation with your building plan for approval. For that you have to enclosed the documents xerox copy tax chellon if any

Submit Map/Application for approval to concerned development authority/municipal corporation. and After getting the same you can start construction.

please note that procedure of sanction of map is different state to state and also District to district.

you need to check local laws.

The difficulty really arises when you people talk of land and house but do not refer the location.
Then we are left to anticipation.
In villages there are several states where the passing of a map of construction is a requirement by gram Panchayat while in many states so is not the case.
Many sites may be on PWD roads,then permission of them may be required,if no other regulating authority found.

Many areas are regulated by town areas,where passing of map is a necessity.

Then there are municipal and mahanagar nigam who deal passing of map in there area.

Then there are Master Plan notified areas,where they deal the passing of map for construction.

Then again there are development authorities in many cities where only they have jurisdiction to deal the issue of sanctioning a construction map.


These later two issue notifications covering several villages beyond municipal boards jurisdiction to cover up in them.

yet there are cantonment boards,at many localities they also deal this mater.


I am not sure if the list is complete.


Then now you decide which one is the proper authority for you to visit for the purpose.

You need a map drawn by a an authorized drafts man duly signed in triplicate to be submitted to concerned authority along with fees prescribed there for and you can start construction only when your map plan is sanctioned and a copy is received by you from concerned office.

Plan a house & get it sanctioned from the local authorities as the first step.
