sir, how to prepare construction deed on the prospective of construction of viilas?

It should be made as per the site plan and all.

Who is constructing? What are the terms of the agreement.

It should be done by taking the services of a professional lawyer expert in this area.

take a draft of requirements of ur proposed construction from the civil engineer and put it in legalized document. I mean that the deed should include the nature of building, materials used, supervision charges, labour charges, mode of payment, stages of payments etc.
