Dear Sir(s)
Can anyone can give me guideline regarding purchase of land.e.g. what are check list or precautions which must be maintain before going registration.

Land means agrl.land or house-site?
However common check-list:
1) Original title deed
2) Link document (original title in the name of the seller.
3) Tax Receipts
4) Non-encumberance certificate by conducting search in the records of concerned sub-Registrar preferably for a period of 30 years or minimum 12 years.
5) Extract from Revenue Records showing the possession of the property in the name of the proposed seller.
6) Legal opinion from a good advocate who will give his opinion about free marketability and flow of title.
7) Proper identiification of the seller. This is required as in some cases the the original link documents of the property already sold are shown by some third person posing himself of the holder of the title to the property.
8) When the seller proposes registration basing on the certified copies of the title deeds, you should be very careful, as there is every possibility that the originals are under equitable mortgage with some financial institution.
