can father transfer all his properties to one of his sons

My father wants to transfer all of his properties to my elder brother with the consent of all ( including me).
What is the procedure and how much would be the expenses.
Will it cost equivalent to stamp duty or it can be done thru irrevocable transfer by way of gift ?
Plz guide.

Suppose the value of all of the properties in hia name if is Rs 1 cr.

1. Wait till the new bill for amending revenue stamp fees become a law. Gift deed made to blood relative can be made on only Rs. 100.00 non judicial stamp paper. No further revenue stamp fee need to be paid except for the nominal registration fees. Earlier it was 6 % of the value of the gift made.
