Hi Sir,
I am planning to buy 4 Ghunta plot (From Solo Owner) in Uttan (Bhayander-W) & it’s not NA but the neighbour plot is converted in NA.They are construction row houses!!
My Questions are…
How can I confirm owner has full right to sell plot?
Can we convert that land into NA? If yes what would be cost?
What are Stamp Duty & Registration fees?
Please help me with check list before buying plot & avoid problems…

You can contact a local lawyer who will search the title of the plot. He will also guide in the Conversion procedure.

You should demand the entire relevant documents from the seller and then should show them to a local lawyer and should get confirmation in writing to the effect that the entire documents are complete. The issue of NA is also associated with this process.
