Buying farm land at deogad,maharashtra

Good Day,
I am interested in purchasing Farm land at my village Deogad,maharashtra.
I have came across one land which is 87 Guntha.The land owner had make partion of land of 12 guntha each.He also made arrangement for 6.0mtr road.Some person already buy this land and 1 plot remain without sell.I have seen 7/12 extract where it was mentioned (that transcations has done against tukadebandi and tukadejode law)
I have checked other paper are clear.Kindly note the partion made by landowner is by self,
There is common 7/12 where all puchaser name are put in.
Kindly advice if it is suitable to purchase land
