Buying agricultural land

Hi,
One of my known relative is selling his 20 cents from agricuture land. He had sold already major portion of his agri land for many. He constructed his home aswell there.

Is there any risk of buying the agriculture land and contructing 2 storey building to rent out or houses to let out for rent ?

Please advice me on the procedures to be followed to buy the land in safe mode and start building construction.

where are you located . in mahrashtra onlyagticulturist can buy agricultural land . you cnanot construct 2 storey building on said land .

I think you are from Tamilnadu.
If you want to construct a building on agricultural land, it should have to be converted into residential, then only you will have to get permission from the authorities, if the land is situated within the city limits. If the land is in the panchayat limits, there is no need to made conversion. But anyhow, confirms once again, before purchasing.

For using agricultural land for the purpose other than agriculture, permission for conversion of land use is necessary.

If he has already constructed home in the same area, look into his documents, whether conversion certificate is issued by revenue authorities or not. The authority for conversion of agricultural land into residential/non-agricultural land lies with the revenue authorities - not the local bodies like Gram Panchayat or Municipalities. Once the conversion is obtained, the concerned local body will approve the construction plan. You can purchase the land and apply for conversion later or you can ask the prospective seller to obtain conversion before buying the property.

If within the Panchayat limits, you can get the house plan approval from the President of the Village panchayat, then you can proceed with the construction
