Booked an Under construction flat in Pune.
Paid 20% by Cheque and relevant S. Tax.
I Will be paying further Dues as & When due by my own contribution.
I am not interested in registering the flat atleast for a year or untill pocession.
My Query is.
Can I continue payment of dues without registering property? what are all the risk involved.?
1) Can I sell the propertly after one year to third party at market rate?
2) Will builder buy the property at market Rate?
3) Builder informed us, he may buy at market rate and additional 3% on agreement value will be deducted from sale proceeds.
4)In addition he will deduct 50,000/- as cancellation fee?
5) IS the claim by Buider genuine or legally justified.
6) What if I sell directly to third party?
Please clarify with valuable reply.

I want to file case before labour conciliation officer for reinstate of my services dismissed by private organisation. In the case I intend to send notice and make party Head of Society the Patron, Administrator and Secretary and Disciplinary Authority. As per my appointement letter issued under terms and conditions no clause of transfer was mentioned but still I was transferred to another branch of unit located in another far state. My query is that can I sent notice and make them all the parties in the case and also mention that my transfer was wrong as per appointment letter. Please suggest.

I want to pay a company some amount of money to install ATM machine in my space.But the staff of the company told me to submit your money first then within a weak we will do an aggreemrnt.
I want to know is this safe to pay him money before agreement.
Or which process i will use to get return my money if my ATM not install.

My friend had purchased a car on his wife's name in order to avail loan facility. The loan is in joint names. But my friend has paid all the EMI till date. After filing for divorce his wife sold his car without his consent. The wife has stated in court that she does not know driving and that till the divorce my friend was using the car. Futhermore they are christians and stridhan concept is not applicable to them. Can my friend claim the money his wife made by selling the car? Can he file 420 & 406 IPC FIR against the wife?
Please Help, I had applied for the trust and the trust is registered as Religious Trust Due to Religious Trust we are unable to get 80G exemption Certificate . We carried out charitable activities during the last three to four years. 80G exemption was rejected on the basis on some objects of Trust deed . After this rejection we communicate with Alibag Charity Commissioner and given application for remove religious object. The Assistant Charity Commissioner Raigad Region, Alibag Passed the order and accepted the changes. As per me IT Officer (Exemption) should consider the changes and accept the trust as charitable. But the officer told to terminate(cancel) the trust and form a new trust. My doubt is new trust will have same trust name and even pan number will be same. I think trust should be amended rather than cancelling and forming new trust. Please help me by any section or case law to proof

My query is that whether Registered POA of 2004 for a immovable property coupled with sale consideration for which a separate receipt is also issued of even date and an unregistered agreement to sale is also entered into along with affidavit of the executer of POA that the POA is irrevocable is valid ?
if executant cancel the POA unilaterally in 2013 by registering cancellation deed in the off of sub registrar.
If yes can a valid sale deed can be executed by the POA holder without seeking any declaration from court that such cancellation is null and void.
If you know any case law where such sale deed was held to be valid please share that also.

i am a recently pass my LL.B degree from jammu university and doing Practice in Taxation field.
Problem : The People of my Locality/Street is Form a Mohalla committiee . They passed a resolution to install a gates in beganing and end of street( Street is under jurisdiction of Municipal Corporation. They are asking all people of Locality/street to Pay Rs 2000 for each car and a monthly 800 rupees. They further said that only car with Parking Stricker is allowed to enter in Street.Further they are saying me that if you not paid us amount your Guests are not allowed in street.After installation of Gates a Security Agency is hired to stop the cars of outsiders in street.
I have a objection regarding above Resolution of Mohalla Association.Since due to there resolution i am sufferer. i Park car inside my house then why i pay them 2000 and 800 monthly charges.They just pass the resolution to help the People Who don't have Parking at home . these People Park car in street. Due to car Parking by people of Neighbour Street . these people of my street unable to park car.
Further i have a plan to set up my chamber in my house. But due to Mohalla Association resolution my clientage will be effected and my Guests and Relatives not allowed to come in street with car.the people who are installing gate is for their benefit since they have costly cars in street.these people manytimes park car in front of my Gate due to which i face problem to move my car.
I request to my Professional Brothers to suggest me remedy in above case since these people moving application to Jammu Municipal Corporation seeking permission to install gate in street.Please help me

I have bought a flat in Dwarka, Delhi. On each floor, there are 3 Flats. My flat is on the front side. There is a wide corridor once you come out of lift. After this wide corridor, there is a narrow passage which gets me to my flat. I have seen that other flat owners have put small gate on starting of this narrow passage. When I tried to put tiles on this passage area, the other owner on the same floor is complaining that this narrow passage is part of common area and nothing can be modified in this area.
Can you please advice whether his claim is legal or not?
