agreement

Sir, Mr Ravindra (Respondent) has sign a sale agreement of property with mr. Burman (Plantif) for Rs. 5 Lakh. Mr. Burman has paid Rs. 4.00 Lakh in advance (2.00lakh Cash & 2.00lakh by cheque in faviour of Mr. Ravindra in his bank a/c)The agreement tenure is one year. But now Mr. Ravindra is refused to do the property in the name of mr. Burman and told to lies he has not signed any sale agreement with Mr. Burman.
Mr. Burman has a two eye witness where Mr Ravindra signed sale agreement. in the position above how can prove the sign of Mr. Ravindra for specific performance please guide

Regarding encroachment of common area for keeping the dogs

We had purchased a flat in march 2015.the apartment iz up to 2nd floor only and we r residing in 1st floor.in 2nd floor the encroachment was there which covers the common space areas that is stairs going upstairs and terrace.when the apartment owners shifted after a month they closed the door saying dat the terrace belongs to them and that are using that common space areas for keeping their 2dogs they lock that doors denying us to go upstairs.we already gave them the notice regarding nuisance and encroachment in the common space area but they replied via notice that their dogs are trained and they are not denying us fro m going upstairs. They r using the common space area for keeping their dogs.dogs urinate and defaecate upstairs.their hairs used to stick on our dresses and often their bunch of hairs used to lie here and there.their saliva used to fall on our head when we remove our bikes frm the parking area.they used to call their relatives loaded with weapons if we talk about the issue .kindly suggest the solution legally.they alreadyhave a fight with the neighbours leading to police fir BT now nobody wants to raise the issue

Non possession on land

Sir I have purchase a piece of land which is agricultural and mutation is done on my name but he is not ready to give possession on that land what should I do??

declaration suit by the sons of the dececesed.

Dear experts,
A person has four sons and died.he owned four acres of land.now third parties mutated the land in the revenue records with out any valid registration by creating some documents and managed by the revenue authoritirs.sons recently came to know and wants to file a declaration suit in the civil court to declare the land belongs to his father as his legal heirs.can sons file the declaration suit with out sucessession certificate.kindly advice on this or advice properly .thanq.

Committee decision on illegal construction

Sir, I have purchased flat in January 2012 while construction is in progress. I have taken possession in February 2014. my flat is in the society corner and on the first floor and just near to the builder office (which was not a part of whole apartment scheme plan) which is temporary in nature. Also as per brochure and plan of apartments scheme it is not under my flat. after possession I have rented out my flat for about 16 months and society was under the maintenance of builder.
In July 2015 builder approached to society members to take over and form the housing society so that they can handle the society maintenance. also yet builder to sale 10-12 flats available for that he acquired his office.
My flat was vacated (I was not live there) since August 2015. Meanwhile society was formed and registered under co-operative housing services private limited and taking over charge from builder. In this process society arranged several meeting with member of flat and I was not informed through phone even. And they have decided to take over charge(without my concern) of builder office(which was not in plan) for society storage and office when builder will sale out all flats.
Now I came here to live from January 2016 and came to know these things that that illegal construction will be permanent as committee decided and request to builder and builder agreed. I talked to builder about this that the office is not in plan and I am not willing that the office should be under my flat due to lots of security reasons(any body can climb on my flat from this illegal construction),its toilets window is just opening to my bedroom window and even other neutions also over there due to that.
Builder told me until and unless society will ask to remove I will not remove it. Meanwhile in January and in February I have given in written to the president/secretary to remove/ask to remove this but they are telling me this is society issue and to take decision in meeting. Yet they have not taken any decisions.
Sir please suggest what should I do about this things.

Getting house tax receipt

Sir,
I am planning to buy a constructed house from a builder in my village. he has built the house without approval plan and now he has applied for Tax receipt to Panchayat office.Can anyone explain whether this is correct procedure and how long it will take to get the tax receipt from panchayat as we are urging to get registeration early asap.

Maintenance for child and wife

Respected Lawyers,

I have been married to a girl from Kerala, but immediately after getting pregnant, she left me and living with her family. Now it has been 2 years and she lodged a complaint against me and my mom for maintenance and domestic violence respectively. I have many complications related to communications with the lawyer from Kochi and don't understand what he speaks on phone.
I have found her updated resume on Naukri.com, which states her verified mobile number and last modification of resume. I have taken screenshot of it and also she has mentioned that she was working for a company for 3 months. But she stopped working there due to her delivery. Is that screenshot proof that she worked and can I ask honorable court to deny her maintenance? I have proof of most of her fake allegations that she put in the petition. I can't travel every now and then to Kochi, because it is 2000/- km and 40 hour journey by train.

Dint taken bonds from bank and they were taken back by railway department

Dear sir/madam;
Railway court have issued bonds on my family members names because of some issues we could not take that bonds from the respective bank but that bonds are taken back by the railwayofficers with their sign.when we seeked the railway people they are telling we are not having .What should we do now .can anyone pls suggest.when we are asking the bank people they are are telling to ask the railway people.

as the bonds are issued regarding railway accident to my father .
we got thet bonds.

yes they were issued through court orders
