Rights of tenants in a co-operative housing society

Our society in Mumbai was redeveloped in 2008 after which I was allotted a first floor flat as against the ground floor one, I was staying in the old building. My flat is now 102 and my neighbour is 101. Now below our flat on the ground floor there is ICICI Bank, which is a tenant of one of the members. Extended from the typical elevation of the building from 1st to 7th floor, there is a foyer area of the bank, the ceiling of which serves as a terrace for our flats 101 & 102 and our kitchen and bedroom open out to it.
For cleaning the filth caused by bird droppings, fallen leaves and dust, we had made an access door from the kitchen as it directly impacts us and is a health hazard for us if not regularly cleaned. The society was OK with it all along but now we as Super Senior citizens in flat 102 have moved to a Care Home and have rented the flat. The society says tenant has no right to use this terrace and has locked it.
Regardless of member or tenant, the health hazard is the same for the residents if not cleaned frequently. Please note, this terrace area does not figure in our flat agreements with the builder nor does the extended foyer area figure in the BMC approved plan of the society. We have not asked the builder for the terrace but got it because of the architectural plan after redevelopment.
Kindly advise what is our recourse under the law, we have no objection to it being demolished. No other flats in the building can access the terrace from any common area of the society.
Your advice will give us the direction we need to move to have the matter sorted out.

Ews certificate is valid or not!

My wife got selected as teacher in group C post and joined on 28 July 2024 in the department.
I already have my ews certificate issued on 5 June 2024 for session 2024-2025 on the basis of income of financial year 2023-2024 , now she wants to apply for Group B teaching post. Can she still apply under ews category , as in the advertisement ews certificate for session 2024-2025 was asked to submit. Please clarify asap.

Property of hindu undivided family

परिवार की संपत्तियो का पारिवारिक सदस्यो के मध्य कोई कानूनी बन्टवारा नही हुआ है क्या ऐसी स्थिति में भी कोई परिवार का सदस्य स्वयम के नाम से कोई संपत्ति क्रय कर सकता है और क्या वह अकेला स्वयम को क़ानून मान्य एकल मालिक मान सकता है यदि उत्तर सकारात्मक है तो ऐसा कब व किन परिस्थितियो में माना जायेगा ?

Name change process with

Respected Experts,

My name is written in all my important documents like aadhar & educational certificates as " S V N Rishitha Pinnammaneni". Where as my name is written in Passport as "Sai Venkata Naga Rishitha Pinnammaneni" which is nothing but a full form of my abbreviated name, as passport won't take names with
abbreviations.
So, now I want to change my name legally to - "Sai Rishitha Pinnammaneni". It helps me to maintain consistency and keeps my name short and convenient. Now I should go through all the processes of affidavit, newspaper publishing & Gazette . Changing name in educational certificates is a tedious task so i just plan on showing the legal name change proof attached in the future scenarios.

Now, Please advice me experts what old name should I use in the affidavit, newspapers & Gazette. CASE 1:- If I use my full name as in passport, it might lead to confusion in the future as all my important documents are in abbreviated name. I plan to do MS abroad, so if I use full name I'm worried they will ask about why my old name in the affidavit/Gazette is not matching with my certificates name.
CASE 2 :- If I use my abbreviated name, I'm worried that passport office won't accept it. What if they disagree to change my name as my old name in Gazette will be my abbreviated name but not my old passport full name .
CASE 3 :- Is it possible to mention both my names in the affidavit, newspapers & Gazette?
Stating like " I, S V N Rishitha Pinnammaneni also known as Sai Venkata Naga Rishitha Pinnammaneni going to change my name to Sai Rishitha Pinnammaneni "
Is it okay if I mention my both names in affidavit newspapers and Gazette? Will there be enough space to mention my both names?

Please help me on this experts, What old name will be legal & lawful? What old name should I use in my affidavit, newspapers & Gazette? My full name or abbreviated name Or both??

Mutation of property without dimensions

Respected experts
We are two brothers and our father made separate wills for us ..my father had 6 shops and he gave 3 shops to me in his will and he mentioned like shop no 1,2,3 to elder son and shop no 4,5,6 to younger son (me) there is no dimension or total area of land mentioned in that will .. municipal corporation office (Nagar Nigam) has done mutation in my name for my 3 shops and I am paying property tax also ..I got electricity ,water and sewer connections also in my name …I tried to get regular mutation in tehsil but they refused that there is no dimensions and area of land mentioned in the will …please guide me what procedure should i follow to get mutation done ..

Injunction suit

Neighbor is doing scrap business creating nuisance. Is the civil court (Sub Court/Munsiff Court) has jurisdiction to restrain the fellow from doing the scrap business in a plot wherein only residential permit is granted by the local authorities ? Any judgement to substantiate this ?

Unmarried couple staying in flat from last 5 months..

What is the law in India regarding an unmarried couple staying together with their own consent in one flat from last five months?

My age is sixty years and her age is fifty years..

Is there any case against me (male partner), as female partner is no good to be as housewife in anyway/her habits are like women's of dating/sex chat online..
