Uthara pathra for biforcation site of 15*40 out of 30*40

Hi All,

Thanks for your update for my previous query. I have purchase the land of 15*40 out of 30*40 which is DC conversion land with "A" Khatha and Khatha is also get transferred to my name but Bank executive is asking for Uthara pathra for the same with Khatha. when I have asked BBMP people who transferred Khatha to my name they said that Uthara pathra will not come for biforcation site (15*40 out of 30*40). I am bit confusing with this.

Can any please advise.

Power of Attorney relating to immovable Property

Power of Attorney related to Immovable Property and it is Registered

The following provisions relating to Power of Attorney whether it is GPA and SPA have been mentioned in which Bare Act or in which Section of any Act.:-


Provision :-
1. It is the rule that after the Death of Power of Attorney maker the Powers which are given to attorney Holder also relinquished.(comes to an end.).

2. Then he (Attorney Holder) has no right to do work on the basis of Power of Attorney.....

Plz solve these two queries............

loss caused to vehicle by another vehicle

My Jeep turned turtile by hitting another vehicle.My jeep badly damaged in this accident.No person sustained any injury in this case.After causing accident another vehicle ran away from the spot but i noted its Regd No. My jeep is insured only for third party. what i have to do .I want to file a petition under MACT how i can do so.Kindly help.Regards

validity of creditworthiness certificate

Please reply my following queries:-
I applied for RO dealership in bpcl co. Panipat. A certificate of credit worthiness was submitted by me. 5 marks were allotted for this. The format was as under& after filling up the required details I produced it before my bank. The bank issued me this certificate with some changes in this format. .Instead of writing {In case, a dealership is allotted to her, we will be willing to extend a loan of Rs. 2000000.00 (Rupees .Twenty Lacs (in words)}
.The bank changed underlined/ bracketed language and wrote this – Sanction of credit facilities shall be considered on merit of the case as per rules of the bank, on receipt of loan application.

I submitted this to the company but the company has not evaluated the same saying that no amount mentioned in the certificate hence not evaluated and zero mark awarded for this during selection procedure.

The condition for this certificate in brochure of the bpcl co. advertisement is as follows-

Credit worthiness

5 marks. Letter ensuring credit: Bank / Financial Institution / individuals / party's letter ensuring credit / Credit worthiness certificate from scheduled Bank / Financial institutions. However, in case of Rural ROs, such certificate issued by any bank can also be
Considered. Credit worthiness certificate (Appendix-A2) from scheduled bank/ financial institutions and / or expressing willingness to extend loan if required


1.If the decision of the selection committee not to evaluate the certificate submitted by me is as per law .
2. If certificate submitted by me does not fulfill the condition of the company.
3. If this certificate is not expressing the willingness of the bank to extend loan if required.
4.If selection committee should evaluate it proportionately by awarding lesser marks instead of full marks or zero mark.
5. If the selection committee does not evaluate it even after my representation, what action should I take and before which authority or court.
6. If any sort of action in consumer court or other court can be initiated against the bank for not providing required service as the bank has charged Rs.600 from me as fee for issuing this certificate.

Credit worthiness certificate from the Bankers, from Scheduled bank/Financial institutions be obtained in their letter head in the following format and enclosed with the application

Suggestion Required Urgently

I used to take connection from Mr. Balbir Singh (Sales Executive) his mobile number is 9335076216.
one day i decided to surrender my one of postpaid number so i contacted reliance customer care, their executive told me that i have to submit written application to reliance. so i contacted Mr. Balbir, then after that i submitted my application n sim to Balbir after getting assurance from his side that he ll do further steps to surrender.

But Unfortunately he fooled me and he sold that sim to one of his other customer after taking some money coz the plan on my number was special SRP200. after few months i asked Balbir about that then he told me that he has not surendered the connection but he transfered the connection to another customer and he ll do the formal procedure for transfer of ownership.

My Fault was that i believed on him on good faith and i also surrendered my sim to him. After few months he resigned from Reliance and joined somewhere else and at the same time i got notice from reliance that my bill is due at around Rs. 1200 and i have to pay the same otherwise some legal actions may be taken against me.

So after this i called Balbir again and he suggested me to ignore the notice but i refused his suggestion and i asked him to give me the details of that customer and i shouted on him that u should pay this outstanding as i m not responsible for that. He said ok that he ll pay.But after that he is not picking my calls

But 3 days back i got a call from a lady from delhi and she told me that she is an advocate and i have to pay the bill now before 5 PM else she register a legal case against me.

I m so much worried now and i want resolution. Kindly help me. why should i pay Rs. 1200 as i have not used the connection thats why i have registered my complain in consumer court also and here for some help.

Today i got a call from relaince and the lady asked me all the details and she has no resolution about the problem rather she was blaiming me that it was my fault.
She asked me bout the proof of that request but i m not able to give proof as i believed on him on good faith that he ll do all the formalities and i had not taken any written proof or receiving of my application from him.

I told her that i can lodge a FIR against Mr. Balbir and i can submit that copy in relaince from my behalf so they believe that my case was genuine and it would work as a proof but she told me that it wouldn't work.

So i need some urgent help and resolution from you experts.

purchase of land

if the vendor is not agree to sale the land through cheque payment and the company is bound to purchase the land in cash (the company has cash balance to purchase the said land), than whether this expense is allowed for deduction as the company has the business of selling and purchasing land.

if it is disallowed than what are the limitation of cash purchase.

Purchase of the share of property

Dear Experts

There were four claimants (all sons) to the property of my grandfather. They had mutually divided the property amongst themselves through a Property Agreement. Now my father had been able to purchase the share of one of the property-shareholder at a cost of Rs. 5.50 lakhs.

My friends and relatives are advising to get the sale deed duly indemnified through Registration i.e. get the property registered in our name. I suppose the registration will cost approx 1 Lakh as per our municipality is concerned.

Though I have least information about property sale-purchase. Out of my curiosity I want to know if the same share of property can be gifted to us. If yes, whether there will be any financial burden to us.
There are every scope that one brother can gift the share to his brother without any financial provision.

In short which medium of obtaining a property you will advise? Registration or Gift. And what would be the financial burden to us?

Kindly also enlighten the Pros n Cons of dealing in property.

What are the remedies available for biased selection?

Dear Sir,

I was one of the applicant for Ph.D. course of a centrally funded institution.

The selection list shows many biases, such as wide disparity between written test marks/interview marks, change of selection crtieria midway during selection process from the one found in the advertisement etc.

What are the remedies availabe for me as per law?

Can any compensation claim be filed?

I am based at Tiruchirappalli, Tamil Nadu.

Dear All,

Thanks for the kind guidance on above subject. Further to my previouse query I have further query:

Whether company havining less than 50 workmen notices of commencement and termination of such lay- off in Forms O-1 and O-2 respectively needs to be given to appopriate authority?

And no approval of of appropriate government is required for lay off when company has less tahn 100 workmens?
