Does the tenancy right ceases in collapse of a building ?
My mothers elder brother{My MAMA] was living with us since 20 years. His wife was died before his death, and he has no children. My mother and myelf were looking after him. He has agriculture land. A farmer is looking after that land. My mama was suffering with TB and he was treted for the same. The medical bill was paid by me. Later he was suffering with dementia and then parkinsons desease discharge certificate issued by KLE Hospital & Medical Research Centre [of KLE Medical Deemed University] Belgaum shows the report of his mental status. HOD of psychatric Department in his opinion is also mentioned in that discharge summery sheet. In the death certificate the doctor mentioned the desease as Parkinsons desease Read more at: http://www.lawyersclubindia.com/experts/modify_message.asp?entry_id=793435. At that time the farmer with a bad intention taken signature on blank Bond paper . After the death of my Mama the said farmer written a will on that bond peperand applied for transfer of my Mams property. My mother submitted objection for property transfer with the Tahsilder. The RTC case was conducted and the Tahasildar given judgment that the property can not e transferedon the basis of will unless it is probated by the Civil court. Now the farmer filed case in the court and my mother is also filed the objection. The farmer submitted a wrong affidavit stating that my mama is his Uncle for getting a death certificate from the place where my Mama was living. But my Mam was expired in the hospital at the different place and the death was registered by the hospital.I have the copy of the same. My quarrey is that:
1. Will made by the Dementia patient is valid.
2. Can we file a criminal[Fraud] case against the farmer on theb asis of wrong affidavite stating my mama as his uncle..
3. What will be the decision we expect from the court.

What is the validity period of General Power of Attorney & Specif Power of Attorney as per latest guidelines?
Commercial Shop
1)A tenant & land lord agreement in 2005 , September , for 12 month , till August ,2006.
2)Tenant paid rent of September,2005 .Rent receipt issued.
3)Being political leader and influential person , tenant neither pay further
and occupied another room and used as godown.Land lord being old man (80) asked several time verbally but tenant ignored.
4)Suddenly in July,2009 as money order of rent payment came from tenant
for
1)April-2009
2)May-2009
3)June-2009
As the tenant agreement was over , land lord refused to accept .
5)Then after, tenant never paid rent or deposited to rent control for last 9 years.
6)Land Lord with assistance of District Legal authority file suit for eviction in 2017.
7)Now, Tenant submitted petition to pay arrears rent to the court and mentioned he will pay now after regularly to court , blaming that tenant has refused the rent.
My question is that
1)As there is more than 13 years payment is pending , will it be easy to evict tenant ?
2)Can we claim , that no arrears will be allow by court , only eviction is the
remedy ?
3)As the shop keeper has constructed a lot portion without consent of landlord,
can we claim that , until the illegal portion be inspected by the court , no
arrears could be accepted ?
4)With help of municipal councilor and tenant is dare to do such offense.
Can we make local municipality as a party ?

Sir,
I have completed my post graduation in general surgery from the state of west Bengal.I am native of Kerala. On joining for the course I have signed a service bond of one year duration on completion of mg course.I have successfully completed my course on June 30th.But the govt of west Bengal is not able to give me a posting order even after one month. The college authorities are not releasing my certificates too. They are not giving any guarantee when they can give posting.so currently I am not able to join for any job nor govt is not giving posting .According to previous judgements of honourable supreme court or high court,is there any order mentioning time limit of providing posting order by the governments.Since neither they are giving any posting nor releasing our certificate ,is there any way out from the current situation.I will be extremely grateful,if you can provide any lead..thank you in advance
Procedure of filing case in delhi cooperative tribunal
I wish to know that is Delhi Cooperative Tribunal is an appellate tribunal although the name does not suggest so. ( I assume that it need to mention as Appellate word if it is appellate). So, if it is not an appellate tribunal, can cases under any section of Delhi Cooperative Societies act 2003 can be filed in Tribunal ? For Eg: If registrar office is not attending or responding to the requests and allegations under the act can cases be directly filed in Tribunal ? And what will be the format and fee for filing the same ?
