Civil law

Need urgent help on this topic-
In a case Ram owned a shop outside the bus stand of a town. He Rented the same shop to Sham for 20000 per month for five years. Sham regularly paid the rent, but after two years the bus stand got shifted to some other place. The number of customers in sham's shop considerably reduced and he refused to pay the rent on the plea that contract has came to an end due to the frustration of the object in view of shifting of the bus stand. Ram insists that Sham should continue to pay the rent for 5 years for which ram Filed a suit for the arrears of rent.
What are the legal provisions available to Ram for getting the rent Under the Indian Contract Act
And does any provisions of the Transfer of property act are available to Ram.
Please Reply Urgently Thank you

How to find out the case in a district court?

Dear Experts of the Forum,

I have a typical problem on hand. My family land (Inam) was acquired under LA by the Govt., in the year 1994 for the road widening. The compensation was finalised in the year 1999. and reffered to court( encloseing the Cheque for the compensation ) U/s 30 of LA Act.,in the year 2000, saying title dispute in regards to i) tenancy, ii) attracting the ULC Act., of the state of A.P.The court had retured the cheque to the Revenue authorities to revlidate the cheque as it was expired. But the revenue people had not acted on it ,the cheque is still lying in the files of the Revenue authorities, even today.

Recently i came to know these facts after the will of my father.

Now i had approched revenue authorities for the compensation amount in respects to this land. On their enquiry with thahasildar,it is found that there no tenant on the land! further i have submitted NO ULC letter obtained from ULC authorites. But the RDO still says, that he will reffer the matter to the Court.
And i dont know, wether the case is registered or not! On veryfication we have not able to trace the case, in the COURT.
This pertains to Hyderabad, (A.P).

What should i do for solving this problem?

Thanking you ALL in advance expecting a QUICK REPLY.

Doubt on award of lokadalat.

If 'X' had written his property to 1st son children A,B of 1 acre in North side & 2nd son children 'C' of 1 acre in south side through registered WILL.After X has died & where probate is not compulsary then 'A' & 'B' made oral partition of 0.5 & 0.5 acre by entering terms of comprimize conditions of oral partition with clear boundaries of the properties & both A,B signed before lokadalat and decree is passed by lok adalat. Now my question is
1) Once lokadalat decree is passed & after 5 years whether 'C' had any right to suit against lokadalat decree for A,B regarding dispute in boundary
2)Any Outsider (Not'C') who had interested in that property can suit in civil court at any time by challenging ownership of on A,B
3) whether Lokadalat decree can be challenged by 3rd party ,if so what is the time limit for that 3rd party
