Rental dispute

We have registered rent agreement which expires on 2015. it is clearly mentioned in the agreement that rent has to be paid on monthly basis by 5th of every month. And if any condition in agreement is broken or not followed Owner can terminate this agreement with one month notice. Our tenant was not paying the rent in time. He was keeping it due for 4-5 months and then after regular followups he was used to pay in parts. After this when he again defaulted we gave him a notice of a month and he filed a case against this notice. This case is still going on since last 3 years now and worst part is tenant's lawyer on every date puts some reason of tenant being absent for date and requests for next date. This is continuing for atleast 2 years now.
Also since case is filed we have been requesting court for due rent on 6 month basis as he was not paying it. Court did gave orders to deposit and he did deposited for first year. But after that there is no rent paid for the period of 2 years now.
Can anyone guide me what action can be taken to force him pay all the rent?
Why court is not giving any result on the case as court has already witnessed that he is not giving rent regularly even after in a statement he has mentioned that he always paid rent in time as per agreement?

please guide me.. Some how I have lost faith in my lawyer as he is not explaining anything and just says we are helpless unless tenant remain present for next date.
I am in need of money now. Please guide me the fastest way to get this money.
Also this case is being run at ichakaranji in kolhapur district,state-maharashtra. is there any willing lawyer who is confident that he can get the result in quickest possible time?
total rent due is around 5lac now. I am ready to give 5% of the rental amount as a fee if i get it within 30-45 days.

please help I am in financial crisis.

Too many watchmen appointed by society...

Ours is a very small society consisting of only 10 members.Out of which 3 members have leased out their flats.
Now there is a syndicate formed by managing committee and the members who have leased out their flats.
The issue is our building plot is very small and per floor there is only one flat.
so in total there are 11 floors out of which 4 floors are owned by secretary & her family. There is a heavy and unnecessary spending over security guards. They have appointed 5 security guards 3 for day and 2 for night.Out of which during the day time 1 is always missing and in the night one sleeps in the garage. So practically only 3 are working coz they also know that they are overemployed. Now it is costing 2000/- per flat per month just for security what shall we do ? shall we write to the registrar ? but we are in minority..coz of syndicate across.
Other neighboring bldgs have employed only 2 watchmen in total in comparison to 5 for the buildings twice or thrice our size.
please help..

Perjury

I shall be grateful for proper guidance:-
My brother and I don't share good relations. We both have our respective shares in the property but I've had to file a couple of court cases against him regarding property for proper succession proceedures as per regd will.
Our father passed away 10 years ago. He has admitted the Regd Will in these court cases. But clandestinely he colludes with my ousted sister so that the effect of regd will gets diluted into intestate. What should I do?? The couple of court cases are still going on.
With respect to all of you experts.
I've heard of 340 Cr.P.C read with Section 191 IPC etc. Please guide more in detail.
