We have an advocate staying in our society , who in drop of the hat sends notices , inimidates us with defamation and litigation . He has not been cooperating with the society development , and challanges each and everyhting through notice . Due to this the committe is fed up and members do not want to come forward to be a part of MC .
We effected members are tired of him throwing his weight around on small pretexts and constantly being harrassed with notices . We had a plumbing audit for leakages , he refused to allow the security and plumber to check the same .
Dear Expert Sirs,
in a SRA Project a plot of land was de-marketed and dedclared as a reserved plot for PG. the Builder has not yet transferred said plot in favour of BMC as the project is not yet complete. the Tehsildar issued a demand notice for revenue on the entire plot of land against which the builder approached the office of Tehsildar and showed the notification about the declaration of said part of land reserved as PG the Tehsildar the asked to pay the revenue amount of the plot deducting the revenue of the PG plot area and builder has paid the amount.
After a year they again issued a notice of demand along with the arrears stating that you have not transferred said plot in favour of BMC hence you have to pay the amount with penalty.
The builder has filed an appeal u/s. 247 before Addl. Collector which was decide against the builder and the Addl. Collector has directed the Tehsildar to take action and issue notice with demand of double of penalty.
the Builder who has contested the matter in person now approached me to challenge said order of Addl. Collector. This is my first matter in the subject act. I need your guidance to contest the matter. please help me for this.
Thank you

I use to saw an estimate for a road construction. Estimate cost is one core. Estimate provides GST 12% Rs. 1043426 labour welfare fund 100000 . Accordingly govt has to pay this cost. Is it right? Or Contractor who won the tender should bear this cost. Which is correct. All the estimate are prepared like this.
Simple query
-01/- after the death of a person can a RTI application be filled to the concerned department PIO seeking information about the deceased YES or NO.
02/- can the information be denied by the PIO on the basis of objection raised oral/.written by the close relative or friend of the deceased citing third party clause.
My simple question is
Initially when a person take a paying guest i.e. pg or a rented house at that time landlord ask several lucrative commitment to attract the tanent. After which when tanent take possession, landlord ask for advance payment of monthly rent , security and maintenance but afterwards when tanent ask to maintain , he took alternative way and don't do needful. I have faced two issues , kindly suggest how to deal with them-
1. Paying guest - At Pg is owner not able to maintain TV services but ask for money to pay.
Not able to provide for bed with mattress but ask for full rent.
In my case on my bed bedbugs were moving whole night, when I complaint they pour some liquid by which mattress were not recovered by bedbugs.
When I ask them strongly argument were happened , and he asked me to vacate Pg. Afterward 3 days later I vacated the Pg but later when I asked to return the remaining approximately 8 days rent he denied. I tried alternate ways to recover but he didn't return the money finally I beared the pain and loss of money too. Now how to recover that money , a challenge, please suggest how to address. Ido have Whatsapp chat as evedience.
2. At rented flat I paid security as 80000 and rent as 14500 and maintenance as 1500 i.e total 16000. Now the issue of clean water...
In bathroom garbage is mixed with water. When we took 3 mug water a good amount of garbage were present which were shown to landlord, he vitrified too.
Now wheh reminding multiple times, he said don't irritate me. Initially he said to make clean the tank but later he didn't . Now saying it will take two months.
In agreement nothing is there which binds to landlord all for tanent is mentioned.
Now he says flat can be vacated immediately, he don't have issue. Start misbehaving with abusive language. The issue is only cleaning of tank.
If i vacate he will deduct one month rent additionally with name of painting again and all.
Finally I had following loss in this case-
A. Loss of one month rent if I vacate asap i.e. rs 16000
B. Shifting of new flat i.e. rs 10000.
C. Searching pain and all additionally.
D. Damage of costly items like washing machine , TV etc etc.
My question is how to manage this situation
1. Clean water is my basic right which he was not able to address .
2. Afterwards he said initially but not done , I asking him since a month.
3. He says in compound remaining flat tanent don't have issue , why u have only ?i said mt dealing is from u only but not doing finally asking now for two months to clean after a month.
In short at both case i was asking for very basic level needs , which both were not able to complete.
Now Kindly do suggest here, how to manage such situations properly. Is there a way of tanent needs to bear loss after so much of payment and pain ??
Regards.

Sir,
Although I was neither owner nor driver of my erstwhile car involved in an accident by a third buyer, I am named as First Respondent due to my insurance policy valid at the time of the accident. The injured, namely wife and son of the real owner-cum-driver, have filed cases in a MACT court, naming me as First Respondent and the New India Assurance Co as Second Respondent. I filed an Interpolatory Application conveying that I was not the owner and I have copies of Registration Certificates issued to my buyer and his buyer, pleading that I be dropped as First Respondent. The two petitioners have not replied to my IA's and the case is dragging on in a Dhasrmapuri MCOP Court since the middle of 2017 with adjournments.
I understand that the Madras High Court Registry issued a circular on 23 October 2017 advising all subordinate MCOP courts that all such claims cases should be settled within 12 months and that if adjournments are granted they should not be for more than 3 days at a stretch. Can you please get me a copy of this circular. I am 80 plus and want to settle this matter at the earliest. My e-mail ID is sivaannu@hotmail.com. Sadasiva Sivaswami +919886271736
