Society transfer fee

Hi,
1. I have purchased a Villa in Talegaon, Pune in September 2016 but has not yet paid the Transfer Fee to the society. Now the society has sent me a mail threatening me that if I do not pay within 7 days they may restrict my entry into the society. Please let me know if the society can do this. Also let me know if there is any timeline to pay the transfer Fee.

2. When I had asked the society to give me NOC as it was required by bank to process my loan. The society refused to give saying it is only a maintenance Society and cannot issue a NOC. Please let me know it there is any difference between Maintenance Society and Housing Society. And if the society bye laws are applicable to the Maintenance Society.

Mothers' will

My mother wants to make her WILL. She has 4 daughters and myself the only son. She wants to divide her plot of land equally into 5 parts. Now my sisters who r abroad have shown intentions of gifting their part to me after the demise of my mother. Is such a gift taxable ?

Gift deed vs sale deed

i am 19 yrs old and my grandmother wants to transfer ancestral agricultural land into my name directly without giving it to my father.

so i want to know
** which one is cheper

** what are the stamp duty and registration charges in chhattisgarh.

**and appox. difference in gift and sale deed

Daughters right in the inherited property from grandfather.

Dear Sir/Madam
1) I need to know my right to the share in property acquired by my grandfather.
now my father is going to write will in the name of his son.
Is it enforceable by law?

2) Is it salable without my signature?

3) Do i have right to claim equal share in that property acquired by my grandfather and inherited to my father and mother.

Kindly give advice for these above 3 questions.

Action against builder and redevelopment committee

I am registered member of society in Mumbai, since 9 years and aged 70 years old senior citizen. In 2010-11 gave my consent for redevelopement with the builder offer of 12% additional area to all the members. The offer was discussed in Special general body meeting and we gave our consent on 17th july and redevelopment agreement registered on 26 july 2011 by making changes in the additional area %(25% to 35%) to gain more area to redevelopment committee other than the offer of 12% without passing any rectification in the resolution passed already or passing any further resolution. Post registration even the copy of the redevelopment agreement was not shared by the committee to members. I always argued with committee of illegal dealing and asked for redevelopment agreement & approved plan. I got passion in May 2014 with additional area of 14% post change in plan adjustment but committee members got the area of 25% to 35% free of cost.
In addition to the above cheating, committee given verbal permission to builder against the money deal to change the structural changes in the building like building shop in place of hydraulic parking. The secretary & other committee members convinced me to do chajja extention by saying builder will pay the cost as I got the less area and builder will get the legalized of chajja area extention. The Treasurer introduced contractor for all old members chajja exteention post obtaining the OC. Builder is now not cooperative and the secretary is ignoring the previous commitment of getting the chajja extention area legalized by the builder.
Society is not following any bylaws and not even writing any minutes of the meeting. Now the some of the new flat purchasers are complained about the above deal and they got possession of redevelopment agreement post which I came to know about the irregularities of the area in redevelopment. New flat purchaser even complained of the above action with Registrar, BMC and new flat purchaser may file court case against the committee & builder
What action I can take against the redevelopment committee and builder. Builder till date not handed over the building to society as new flat purchaser are yet to add as member in the society and release of redevelopment rights is not yet happened. Even builder till date not given any passion letter to us even though we are staying in building since 3 years post obtaining the OC.
i will be greatful to your kind advise to file case against the builder and redvelopment committee

Toilet under swach bharat abhiyan

i want to build toilet outside my house under swach bharat abhiyan situation is that my neighbor is not allowing to build it outside my house and made complaint in muncipalty saying i m building illegal toilet outside my house . i have purchased a property in which there is a pathway which my neighbor is passing thorough.and in that pathway there is govt sewage connection chamber . they r saying built it in side ur house . but the pathway and sewage chamber is approx 2feet above my house it is not possible to connect so i want it to built it outside.they say if u want built the toilet u pass plan from PDA and get contruction lincence from muncipality.
my question is do i require all these permission under swach bharat abhiyan in my personal property .if govt is telling to built toilet than who are they to object meand make complaint , i m building in my property . need urgent solution...

Construction of multi storied building without proper title

Good Evening,
The plaintiff is a 1/3 co owner of the suit properties.
cousins who also have 1/3 share have falsely claimed absolute title and have entered into fraudulent agreements and changed names on property cards by fraud.
family house was demolished and 11 storey building under construction and nearing completion.
builder has applied for OC, CC
fraud has been explained to Building proposal department and file has been sent to legal department for verification
FIR has been lodged against builder and others
plaintiff found out in 2014 and obtained all documents over this period of time and wants to move high court and pray for stay of OC, CC
what are her options now.

It is to submit that land of Gunjana river of Survey no. 51 at Rly. Koduru town and village & Mandal of YSR Kadapa District of AP State has been occupying by construction of houses by so many people from more than three decades. Some of those people occupied our patta land of Survey no.55 of Koduru village lands adjacent to above river land during 2003-2004 and afterwards and constructed houses in our land & river land jointly.
Those people of occupiers of our land & river land have got door numbers by getting orders from the District Collector, YSR Kadapa Dist, AP State during 2007 by submitting false information to the District Collector amd might be by managing local Revenue authorities and Grama Panchayat authorities.
Even there is Board of Standing Orders by Government of India and Judgement of Hon'ble Supreme Court and even I am submitting number of complaints from 2003 onwards to Revenue authorities and to Water Resources department (Erstwhile Irrigation Department) authorities from village level to State level, no encroachments are removed in river land by the competent authorities.
In view of above I humbly request to please suggest me the legal procedure to remove occupations in river land & our patta land.
Can I lodge police complaint under sections 447, 427 406, 120 etc., of IPC 1860 and under sections 3 and 4 of AP Land grabbing Act 1982, on occupiers of our land & river land.

Property conditional gift deed query

My father hailing from a Hindu family has some property land in Kerala which came to him through maternal partition(during partition in 1950's, my fathers mother, father and my fathers sister got some land). I don't have any siblings. Now me and my partner want to build a house in that land. And my father is ready to register on our names ( not in favour of will) subject to a condition that both my father and mother have the complete right to stay in the house which we are going to build. We accept that. I want to know if this can be make possible as a conditional gift deed. Please advise if this is an ancestral property of my father.
