Rent related in cantonment board pune

WE OWN A WADA WHICH HAS AROUND 10 ROOMS WHICH ARE GIVEN ON PAGDI SYSTEM YEARS AGO , FOR WHICH I RECEIVE APPROXIMATELY RS80/- TO RS 100/- PER MONTH RENT.
SINCE 5 YEARS THE PROPERTY TAXES HAVE INCREASED 200% .WE HAVE NOT INCREASED THE RENT. THE PROPERTY TAX IS MORE THAN THE TOATAL RENT RECEIVED.
IN THIS CASE HOW SHOULD I INCREASE THE RENT? SHOULD I DIVIDE THE PROPERTY TAXES WITH THE NUMBER? OR CAN I INCREASE MORE THAN THAT?
IF I DO SO WILL I BE FACING ANY LEGAL MATTERS FROM THE TENANTS SIDE?
PLEASE HELP ME HOW SHOULD I GO WITH THE SAME.

Transfer of partial shares

Respected Sir,

I am holding 5 shares and a flat in housing society jointly with my spouse. I wish to transfer my share (50%)in the rights & capital of the society to my son.

How to do it? Which document should be prepared and executed?
What could be the stamp duty and registration fees.
Do the society will charge me transfer fees and premium.
If I did the same, can my son become a joint owner of the said flat and associate member of the society.

I understand that during 2013 Govt has declared that if there is a interfamily transfer the stamp duty is Rs.500 & registration fees Rs.200.

Awaiting your feedback sir

With best regards

Naresh

Property under wiill

Dear sir,

I have been tenant since 30 yrs. My first Landlord created first will in favour of trust, and susequent one more will in favour of 2nd wife , adopted daughter and one another person. 2nd will was pobated after 10-12 years and court asked to submit inventory of Propperty. But as per my knowledge inventory was not submitted in court since stamp duty to be paid and property was sold by 2nd wife and adopted daughter on base od legal heirs.and buyer of property filled suit for eviction of house.
There was another property under will tenant filled the suit for renewal of leasem but no one has attended case and declared ex party judgement .
(1) My question is that whether it is valid sale (2) Can buyer of property can file suit for eviction ( 3) for second property if lease is not renewed to whom lease rent to be paid ?

Purchase of property in a family

Hello,
My grandmother had 6 katha of land which was divided into four parts in 2002. it was divided among my father,my uncle( younger brother of my father), my paternal aunt(elder sister of my father) and paternal sister( daughter of my fathers elder brother). my paternal uncle(my fathers elder brother) passed away in 2010 and no one lives in that property since that time as his daughter is a married woman and lives in different place. now she is willing to sell the property and proposal come to me as I am the only male child
in my family. I have applied for a home loan, but the concern bank is denied to give a loan by showing the reason of blood relation and stated I cant purchase the property as we are in same blood relation.
Now my question is my paternal sister ( daughter of my fathers elder brother) who got married to different family, different cast, lives in different place in same blood relation of mine? is there any property law which defines the blood relation in a family from whom we can purchase the property? is it possible to purchase that property from my paternal sister ( daughter of my fathers elder brother)?

Thanks in advance

Housing society as a 'promoter' in a redevelopment project

Our Cooperative Housing Society herein referred as "Society"has signed with a Developer in Maharashtra for redevelopment of the Society.

The developer has requested that we need to sign a JV with them as they opine that the Society is a 'Promoter' as per the new definition of 'Promoter'in the new
Maha RERA.

Pl advice whether his contention is correct, else guide the relevant section or Notification No to challenge his claim, thereby avoiding unnecessary hassles.

Regards,

Venkat
