Kul kayda property with sale permission

Hi,
I have bought a piece of land which comes under KulKayda, however the sale permission for that plot has been obtained and that comment has already been mentioned in the 7/12 extract. I am the 2nd buyer and the permission was obtained by the 1st buyer. Now when I have submitted an application for 7/12 transfer, the talathi has raised an objection saying that such a sale permission for a piece of the plot is not possible.

The comments on 7/12 clearly mention that Kul kayda has been over-ridden by non agricultural provision, but he refuses to accept it.

What should be my next action? Please advise.

What to do if mother is declining a share in the property

My dad expired and I live in USA my brother and sister brainwashed my mom and now she is dead against me and declining me share in the property she bought this my money but on her name please guide. They are saying I donot need the share but it is all my hard earned money. They are doing good too India my brother is superdenting engineer his wife is ca but still so mean, mom is saying I m in USA and cannot take of her so she has to listen to them.

Registration of flats

Hi, I want to buy a flats in Gorai 2 Borivali West mumbai, however the flat owner has paid the stamp duty and share certificate is in the name of flat owner. But flat owner is not registered the flat with registrar. Whether we will face any problem if previous owner is not registered with registrar. Also whether it is possible myself to registered directly without previous owner registration.

Is it mandatory to register a leave and license agreement?

I want to ask if it is mandatory to register a "Leave and License Agreement" in HARYANA? I am letting my property and I am leaving the city. The house is independent and not in a society. So I was advised to execute a "Leave and License Agreement" instead of a Rent Agreement as it would be safer. Now I am getting conflicting advice that it is mandatory to register it. Both the advice are being given by lawyers. One is saying it is not mandatory while one is saying it is. The agreement is for 11 months.

I have to leave the city in a couple of days and my brother is the joint owner who lives in another state. So it won't be possible for us to get it registered. So what is the actual law? Should I execute a new rental agreement for 11 months or the unregistered Leave and License ok?

PLEASE help regarding this as I am really confused.

30 feet road instead of 40 feet road

Dear Sir,
I have purchased a plot bearing no 70 in a pvt layout which has 1200 square feet and everything is correct in all respects but in Chakbandi towards West : it is mentioned as "30 Feet Road" Actually in the map it is 40 feet Road" while registering in my name it has been correctly inserted as 40 feet towards the west side. Area west-East and Suouth to North is perfect but only in Chakbandi towards West Side it is mentioned as 30 feet road but it should have been 40 feet road. In Govt Record, it is shown as "Road" and not mentioned the length of the road

Is it okay or not?

Conversation of land into 143 in up

Sir i got gift deed from my father's agriculture land of 3000 square feet and on title deed it is mentioned residential land and i paid stamp duty of residential rate .
Is it required to change land into 143 in UP ?

Property divided by 3

Our building will be going in redevelopment soon.

Original property was in grand father's name (under pagadi system) who is not alive.

Grand mother also not alive.

3 legal heir include my brother, my sister and me.

Total area in new building will be equally divided between all 3 of us.

my brother=365 square feet
sister=335 square feet
me=350 square feet

my brother is opting for 3 bhk and the same decision has been taken by my sister and her husband (they live abroad but are buying it only as an investment).

my problem is that I do not have additional funds to get the 3bhk like my brother and sister and the builder is saying the plans have already been made for the building. I am a struggling actor and do not have money even for 2bhk.

The builder is saying you will have to buy additional 275 square feet.

What options do I have now?

Cant the builder change the plans and make me a 1 room kitchen of 350 square feet?

They will start the destroy the building and construct new one in 1 months time.

Residential flat converted into commercial purpose

Sir,ours is a totally residential society.no commercial shops are there.but one of the ground floor flat recently purchased by a Architect for residential purpose,was used for commercial purpose.When we objected for carrying out business activities since our society is meant only for residential purpose,he told that since he is a self employed person and he is staying there & carrying out business activities.
But now he has converted and modified the entire flat ,removed the kitchen .,and converted into office without the society permission and he carries out business activities and he is not staying there.
What is the position of the society?can we continue to allow him for carrying out business activities?Or can we complain ? If so to whom we have to approach?
Kindly advise..
