Sale deed

Dear team,

I have got EC from subregister office I was found that less area is mentioned in EC but more extent found in my register deed I asked the case worker he showed the index in index less extent is mentioned.
Kindly help me what shall i do to rectify that entry

Property rights

Hello,
I have a question regarding buying a home. My mother-in-law has two son's and she wants to buy a 3bhk house on her name in Pune. She wants to sell her maternal home of Baroda and she wants to invest that money to buy a new home. But she is 64 years old and couldn't get any loan. So for that my husband will take the loan for the remaining amount to buy a 3 bhk house. It may be possible that he(my husband) has to sell his own 2bhk house in case to pay the loan in future. I am the 2nd owner of that 2 bhk house and the 1st owner is my husband.
So the case is my mother-in-law will raise the money and my husband will take a home loan to buy 3bhk house. My mother-in-law wants to be the first owner of that house and my husband will be the second owner. Then is it possible that my brother in law will claim for that 3bhk house in future which is owned by my mother in law and my husband?

Entrance gate of our society

Dear Sirs, I am a member of Ishan A CHS Ltd, 547 Jame Jamshed Road, Matunga, Mumbai 400019. We have not received conveyance from our Builder. We have two entrance gates. Our gate is being kept half closen since few days. I being handicapped with multiple chronic health ailments and vision problem, staying alone, find it difficult to step down from the cab and walk down to the elevator. I have requested the watchmen of the other wing to keep the gate open, but they are not co operating. Please advice what to do..thanking you in advance- Ketan M ganatra

Sarfaesi act-cancel of modt after sale certificate ?

The bank has sold the property through e- auctiong under SARFAESI Act and the bidder purchased the property through e auction and the sale certificate was registered in favour of the bidder and now the bidder is requsting the bank to cancel the MODT which was done by the loan borrower.

Legally Is it possible to cancel the MODT after registration of the sale certificate?

Can i sell all my agricultural land which makes me Landless

I have 4 Bigha agricultural land in Dhule, Maharashtraand want to sell it, but selling the land will make me Landless(Bhumihin)

Is there any restriction for such sell? What is way through to overcome it

Is there any time limitation of putting the entry of old mutation entry on the 7/12.
If we have taken a search of 40 years and did not see the mutation entry for the said land. And then a old 58 year old mutation entry is being affected after 58 years. Is this valid and as per rule ?

Agriculture land

As an Indian citizens (non farmer) can i purchase an agricultural land in Maharashtra? The lawyer says that we can do an agreement of sale and pay registration and stamp duty and pay 50% of the decided amount to owner. At this point 7/12 will have my name mentioned but on the side. Then owner will ask for NA. Which can take 3 months. Once done we will do a sale deed and after all papers.. 7/12 and mutation will be done only in my name. Is that possible? Please suggest.
Should we do Deed of conveyance or agreement of sale is sufficient?

name transfer in electricity bill

My husband have one property which come under paghdi system that property is still in name of my grand father in law and rent recipet also come in name of grand father in law but he is expaier before more than 15 years and my father in law also expaier bofor 9 years now that property we received as share of property of my father in law but electricity bill of that place which come in name of my brother in law so want to transfer that bill in name of my husband so what is the procedure n which document required for this

Right of lawyer to ask about income tax details

Hi,

We have property dispute between my aunt and my Father and uncles filled on 2010. My aunt is my Father sister. For equal share. The property is already registered by grandfather to sons on 2001 with one portion given to my grandfather (ancestral property ) directly to her.

The case status is in evidence and opposition lawyer is questioning about what we have done with property allocated to each sons share. My first uncle questioning is over. Its my father turn now. And another two uncles questioning next.

My father is not educated much. Opposition lawyer is asking him all irrelavent questions. In his share he has build one buildings through which he earns rent . The building is build from his hard earned money only. The building is build before the case was filled on 2010 and when we were in good terms.

Does lawyer has any right to ask him ( please pardon my question to all experts lawyers here )


1. Wheather he pays income tax for the rent earned.
2. Asking him to submit income tax filling details
3. To show proof of tax filling.
4. Wheather the property is converted


My father as answered him, I don't know about it as my son's takes care he is educated.which is true.

I want to understand the intentions.

My lawyer is not raising any objections in court at all to what ever questions the opposition lawyer asks.


Please help here. What can opposition ask and what not. What is the right of the person who is questioned. For which he can say I cannot answer your question to lawyer. I believe the income tax details should be question by income tax officials not him. Also PAN details are private details.

Society demanding donation for sale of flat

I am planning to sell my flat in Wakad Pune.The society is demanding 25600 as the charges for transfer and NOC and 75000 as donation for development fund. Kindly advise the remedies available to me since i donot wish to pay the 75000 for nothing.Can the society stop me from selling my flat or create roadblocks for the buyer since he will be availing a loan from a bank ?Who should i complain to in writing if the society doesnt come around.Also my share certificate is with the society which i havent collected since i have not visited Pune recently.Can they hold that back if i dispute the development fund donation?
