Dtcp approval for panchayat approved lands

Hello Sir,

I have a land in combatore, bought one plot few years before, it was layout with around 14 plots, panchayat approved. (sold by promoter)

Now as per new regulations it seems DTCP approval is mandate, even for already bought plots.
Kindly advise. (whether I can apply approval only for my plot, also whether patta is needed and other mandatory steps)

Nhai acquisition

A part of my parents' (aged 91 and 87) property on a hill has been acquired by the NHAI near Solan HP. The ancestral property was established in 1910 along with a private road leading to the house. A major chunk of the private road is acquired and the declared compensation paid, which does not include the 10% connected to easement as per 1956 Act. What are their rights regarding access to the Highway especially as they cannot be without access even for one day as they may need medical attention at short notice. And what type of appeal can they file in which court?

Buying a plot(2000sqft) wagholi,nr:kharadi,panchshil towers

I want to buy a 2000 sqft plot in wagholi near kharadi eaon IT park and panchshil towers. I don't need it for investment but I see myself build my house. My questions are as follows 1) The is not N.A and it is agricultural land which comes under grampanchayat. Plot Builder says that 7/12 he will give on my name. Does that entitle me as the owner and I can build my house? 2) Is Guntewari allowed still, as I came to know that it is not legally allowed since 2001. 3) Someone told that 7/12 cannot be made for 2000sqft plot.?Does a NOC from grampanchayat suffices for building a house ? 4) I also came to knw that such plots can be regularised but I don't know the risks involved. 5) What if later such plots becomes residential zone and comes under PMC? The builder has not left utility space for common amenities.Will PMC force NA norms and it can affect existing plot holders.? Basically I am a very conservative buyer and want to play safe. This money which I want to put is for my future home and hence I don't want to take any major risks. Please advice your expert opinions.Thanks in advance !!!

Modt

I would like to know, whose responsibility for MODT registration. For MODT registration and MODT cancellation, customer been asked to pay the fees. I feel, bank should take responsibility atleast for one... Can I get views on this?

Plot registery papers

Sir,
My son purchased a plot and registry action was completed and payment given to property dealers. On registery date dealer asked us that he will give registry papers to us after 2-3 days. But after one months he is not handed us papers. There are queries on this:-
a) What legal action can we take and against whom, dealer or agent.
b) What is the procedure now to optain registry papers.
c) We have checked on line and our names are there in online site showing registry details.

illegal acquisition of property

Sir
A person illegally occupied My plot and build a house on it under Prime Minister Awas Yojana. When I complain this with police the put sec 144 for some day after that the person again start Its construction work. Please suggest me what to do???

Cancelled sale deed after 3 yrs of commencement

Hello sir Im ekatva, i was willing to buy the property.... N agreement was made on 100rs stamp paper... Dated on 1:08:2014...but nw i came to knw dat the contract has been expired bcz its more then d 3 yrs frm the date of commencment. But i hve gve 10lac through cheque.. And the registry period is of 6 month frm the time of commencement..but he hvnt come for the registration ofc... Bcz the balance amt should be given at the tym of registry... I hve made the bank D.D IN HIS NAME.. He always makes excuses dat his wife expirys or he is un well or he coudnt get reservation in train( bcz he live in other city).... But we acepted all his excusses in good faith.... Nw v came to knw dat he is trying to cheat n waiting for the contract to expire.... There is no any legal notice frm both side...does my advance money is at risk, What should i do.. Plz help..

No nominee

My dad owned a property but he did not keep any nominee or legal heir for that property. So after his death who will get the property?
1.Will the spouse get all the property or spouse and their children will get equal part.

Succession of parental property

Sir/ Madam

My father owns a house in society measuring 223 sq yards and he expired without leaving a Will. My mother too has expired and I have 2 elder sisters who are mentally disabled and unmarried. I am married and have 2 kids and am taking care of my sisters too.

As there is no Will and the property is in a very high rated location I cannot afford to go for a succession certificate from the court by paying a percentage on the market value of the property.

I have a legal heir certificate issued in our name by the local Tahsildhar Office. There are no other heirs for this property.

Please suggest an alternate way in which the property can be transferred to my sisters and my name?
