Mother owns one flat in her name Father died long before. Deceased have only two sons. What is the procedure to get changes all the records of flat which is in mother name to any one brother name. Mother died without any will and family belongs to sunni muslim family.

One of my cousin has recently purchased a property which had survey numbers in all the link documents, but due to oversight he had prepared the Sale deed without mentioning the survey number by oversight which got also registered only with Plot number & even the building permission has been issued. We would like to know if this would have any legal issue going forward (while applying for Occupancy certificate , applying for bank loan Etc.)

I have a 30 years old property in AP to sell. Market value is 80L where as govt guided value is 41Lacs. Now all buyers that approached are ready to register only to 41Lacs in order to save there registration cost. However the difference money they are ready to do bank transfer or cash deposit and it is white money. In this case I have following queries.
1. What is the value sale deed to be prepared? 41 Lacs alone??
2. How should we deal the rest of 39Lacs -> cash deposit/DD??.
3. What is the way out for me (can I pay 30% tax for 39 Lacs and LTCG tax on 41 lacs but how will I declare the source and let govt know that buyers registered lower value??.

Dear esteemed members,
My wife duped me into buying a property on joint name, since marriage, she kept asking for a bigger house and had been withholding sex for the demand, she even would not stay with me. Few months back, to make her feel secure, I brought a new house on joint name, where she promised to pay the EMIs however barely less than a month after the registry, she ran away from the house with all the jewelery and cash and has been falsely accusing and blaming me for non sense things.
I paid entirely for the property and the EMIs are being paid by me.
I love her a lot and had kept on fulfilling all her wishes since we married, however she was never satisfied.
The way, she and her parents are behaving right now, it seems that she's soon going to file false cases on me. I am in severe depression and am not in a state to work since many months, now I can't even afford to pay the EMIs, every conversation with my in laws, on selling the property, has failed.
What legal rights do I have to claim my property back.

Respected Experts,
I have booked two flats in my hometown, my builder is asking "Do you want two water connections or one?".
So what shall i do? Shall I take two connections or one, and if i take two then what are the charges that will occur on later? Is there any law stating that builder is responsible for providing water connections to the flat owners?

they have applied for natural guardian but they want to do banakhat before the DC order. so i want to know is it possible?

Settlement deed was registered as irrevocable. It was revoked after one year. In the Deed for Revocation, it was stated, the subject property was not in the settled persons use, settlees did not accept the settlement; in truth the property is in the hands of one of person named in the settlement deed for more than 15 years, where he is running a business for his living. Six persons were named in the settlement deed. Three brothers did not accept this revocation. Original is in the father's (Settler) possession. What we have to do? It was done unilaterally by the settler. Is there any remedy? The Sub-registrar's office is in Tamilnadu. Thanks Experts in advance.
Presence of chairman for agm and signature on balance sheet
Respected Sir / Madam,
The Chairman of our Co-operative housing societies Federation was out of Maharashtra State for last two month. He was busy in the State of Kerala for flood relief work.
We seek your expert advise on below.
1. Can committee conduct AGM in absence of Chairman?
2. The Statement of Income & Expenditure and Balance Sheet is signed by the Secretary and Treasurer and circulated to all members well in time. The Chairman's signature is not there on balance sheet since he was not available in town.Is the AGM and said documents are valid or not?
3. If it is not valid then how to rectify it ?
We seek your expert guidance on the same at the earliest.
