Hi we have to enter in to a lease with a commercial complex for 5 years period wth an option to extend the lease for another 3 years . The average rent works out to Rs 60,000 per month . we receive a ten months deposit for the same. To register this lease what are the stamp duty and fees that becomes payable in Tamilnadu. And, the above duty & fees payable including GST. Thanks for your help in advance.

My(Complainant) current case stage is Brief notes of Argument (BNA) on SCDRC state consumer forum against builder Unitech for proper delay compensation in delivery of the flat.
I have below queries -
1. Do I need to submit notarized version of BNA written ? or just print on demi paper would be fine?
2. Do I need to add affidavit along with BNA?
3. Do I need to attach any proof/document ? (I have already submitted all in stage "evidence on affidavit")
4. What is the format of BNA? is it just my arguments to support the argument claim I did? or anything else i need to draft in BNA

My wife and I are joint owners of an apartment in Mira Road, Thane. The property is currently mortgaged with a financial institution as well.
Due to differences amongst us, we are planning to separate and file for a divorce by mutual consent. My wife is willing to leave the house to me, however I want to ensure that the property ownership is also transferred to me in entirety prior to our separation as a safety measure.
Based on the above details, I wish guidance on the below points:
1. What is the process and documentation requirements for the ownership to be transferred?
2. Do I need to initiate the discussion at registrar office or my Bank?
3. I have heard about Gift Deed and Relinquishment of property. Do any of these options make sense in my case?
4. What charges am I likely to incur in the process? Are stamp duty and registration charges applicable?
I want the process to be absolutely foolproof with no ambiguity. Kindly consider this element as well.

Respected Sirs/ Madam,
I took home loan from DHFL and currently paying my home loan EMI properly. I have given my land title deed to DHFL for obtaining the loan from them. Currently, I heard some speculated news going between DHFL and SBI. My doubt is whether it will create any problem for me? or my property? what can happen in the worst case?
Expert please advice me.

Dear Experts,
I am a resident of Dombivli East Which comes under Thane District with PIN 421201.
I had purchased this Flat through a Broker named MW group who is actively selling flats in Dombivli for many builders and projects . The flat was bought in Sep 2015 with a promise of prossession would be given before Oct 2016 .
Registration was done in Jan-2016 .
Upon following up for possession we got many excuses from the MW group till Dec-2017. Later I they gave possession to few owners without proper facilities like water , drainage and lift.
MW group also asked me to take possession as the building work is complete. later when we visited the site then i found out that there is no proper water connection and builder was supplying water through tankers which was once in 2 days for 29 flats . I did not take possession due to water this . from Jan-2018 the buider has stopped supplying water and denied taking any cost for the building as the other flat owners were pressurizing him for daily water tanker and electricity bills for lift and corridor lights . later he started abusing flat owners whoever called him for any flat /buiding related queries . still the situation is same as we are unable to manage the costs which should be incurred by him as our society is also not registered .
Now my query is .
1- What action can we take against the builder for not giving us water connection .
2- -for not registering our society
3- for abuse he did to us .
your resposes will be very helpful to decide on further action to be taken by the people residing my building .

I want to buy plot no:6 in sy:no 128/2 from X.
Details:
128/2 is 7.76acres
In adangal
2 acres belongs to X
2 acres belongs to Y
2 acres belongs to Z
1.76 acres belongs to Q.
Mr.Q sold his 1.76 acres into plots (1 to 20).
I have taken Ec for Plot no:6 in 128/2.
In Ec plot no:6 is registered by Mr.D.
I had taken legal opinion from lawyer.
He suggested Sub division of Survey Number is required. Registration has to be done with sub division number.(like 128/2A)
What is sub division ? Please Explain.
I asked owner for sub division.
He said it is a long process. It takes 6 months time.
I don't want to miss this plot.
It is located in best place.
What should I do ?

Dear Sir, Self Acquired Property belongs to A,B both are died they have only one son C alive he has 3 sons respectively 1,2,3, Now C,1,3,give Release deed in of favour 2 under the consideration Amount ..This Release Deed is Valid ??
