Ownership building on leasehold land

Dear Sir
Facts:

An ownership building built on leasehold land(lease 99 years)
Remaining Lease 45 years
Court Case: since past ten years filed by owner of land for recovery of Lease.


Query

1) Is it advisable to purchase flat in the said building?

2) Can the owner of Land refuse to renew the lease at the end of the term of 99 years and vacate the residents who own the flats?

delhi rent control - eviction from tenant

I want to evict the shop which is let out for more than 35 yrs.on bonafide need under delhi rent control under section 14 (1) e. The property stands in my mother's name, who is a widow.

Kindly advise whether the section written above is correct or it should be in section 14(i)d, since it is a commercial shop.
Kindly also advise regarding the eviction, whether easily decided with time period limit.-

Right to the property (Type) B1 B2

WHAT IS THE type of property B1 in which the property can be trnsfered but in case of transfer by sale you have to take permission from collector and pay Nazrana on percentage basis on market value

where shall the application for transfer of case from the estate officer shall be made. i mean which is the authority who will entertain the said application for transfer of a case on the ground of being biased. estate officer under the public premises eviction of unauthorised occupants act, 1971

Property inherited by widow

Respected experts,

I want to know some law and citations on the below mentioned query:-

A women's husband died before partition of ancestral property, thereafter she (widow)remarry. Is she entitled to get the share in the ancestaral property of her deceased husband, or any property self acquired by her husband.


Pls give any citation also in this regard.

family settlment not being honoured

Dear sir/Madam,
My query is in regards to an oral family settlement..my father is the youngest of all his brothers and sisters...he is also physically challenged....now the problem is that almost 25 years ago an oral settlement was made according to which my father was given 1 residential property and the businesses,shops,warehouses,various shares of my grandfather in other properties were distributed amongst my uncles.However,no document to this was signed except some no objections certificate from some of them for changing the name of my grandfather to my father in revenue records of various authorities.now some properties have been sold by my uncles wherein they got my father to sign the sale deeds...the issue is that after so many years price of this property that my father owns has increased many folds...and one of my father's brothers have become greedy...and he is asking for his share in this property..... as he took his share in cash there is no record of him getting any property...the other 5 brothers and sisters are ready to register the oral settlement that had been made years ago ...will it be sufficient if the one demanding his share goes to court...

Gift of Property

The property agreement is made in the name of father and one son....if they wan transfer the property to third person by way of gift then how to make a gift deed in such a case?whehther two seperate deeds should be prepared by each joint holder or otherwise one single instrument is sufficient mentioning we are joint onwers and want to transder our share to Mr. XYZ

sale of co-owned lease hold property

DEAR SIRS.
WE HAVE A LEASE HOLD PROPERTY WHICH WAS ALLOTED BY THE LAND AND DEVELOPMENT AUTHORITY.THIS PROPERTY IS IN JOINT NAMES OF MYSELF AND MY COUSIN..IS IT LEGALLY POSSIBLE THAT I CAN SELL OFF MY SHARE IN THE PROPERTY WITHOUT THE CONSENT OF THE CO- OWNER (I.E MY COUSIN )IN THE OPEN MARKET. (I WANT TO DO SO WITHOUT HIS KNOWLEDGE AND CONSENT}..PLEASE ADVICE .

I am adding one more thing and that is that this property is co-owned but we are the only one residing in this property since past 40 years have the property is in our the sole possesion.My other co-owner has not even entered the property for last 40 years since we have been residing here along with our family all by ourselves..Please advice.

extenstion of aggrement deed

Dear sir,

I had booked resale flat by paying 20% of property value. Registered agreement has been registered by paying stamp duty and registration charges.

today my registered agreement is going cancel as 45 day has been over.
still my loan process is going, as there is title clearness not yet got.

Please help me how to go ahead.
