Dear sir,
I had booked a flat with lodha builders in mumbai about 1 and half years back. While booking they had ensured me that I will get the loan for the property. But due to some fault from builders side the loan was not sanctioned. And after 6 months I was informed about this. After that I tried to apply loan in different banks but most of them due to agreement expiry over 6 months period rejected the file. And now finally I have been informed that I have to pay the penalty about 24% anually of the property value to the builder. I don't have this much fund with me.
I am now looking to cancel the registration of the flat. Please tell me whether I will get the money refunded for registration and stamp duty cancellation ?

Hi,
Planning to buy a plot and there is discrepancy between possesstion certifcate and the Title deed.
1. Possession certifcate issued in 1981 by hosing society, shows property as 2800 sqft with NS-70ft and EW-40ft
Where as
2. Registered Sale deed from society to the owner/allotee shows the property as 2800 sqft with NS-40ft and EW-70ft, which is in essance correct dimension.
How important is that these too matches.

Hello Sirs, I have purchased flat (2001)& parking (2003)from builder. However parking was alloted in 2nd building out of 3 buildings in the same complex.Starting with our building the 3 buildings registered their societies separately with 2-3 years time gap between each. However till recently in 2007 also few parkings were available for sale by builder.
Now the 2nd building society has gone to court for vacation of stilt parking by 1st building occupants. In the meantime few members of 2nd building approached me for selling them the parking. Considering the hassles of representing in court & ill feeling between 2societies i sold the parking to a member of 2nd building before matter was placed in court. Now I have received summon from court to be present alongwith builder & other members of building-1. I think that their basic requirement is met that parking has gone to the member of 2nd building, then why again me? Please advice.
Hi all,
I have given a duplex on rent at Akola in Maharashtra for Rs. 2100/-.& no deposit taken from tenant.
I have taken signed on leave & license Agreement on 100/- stamp Paper for 11 months.
I know that it should be compulsory register the agreement in Maharashtra. But I heart that it registration cost will be high Rs. 3000/-
If I do not register that document, what consequences I have to face?
I also know If I do not register that document, I have to pay penalty as Rs. 5000/-. After payment of penalty can I get right as good as licensor if any controversy rise in future.
Please help me.

Hi, I intend to open a web development & services company. As buying office space is very expensive, I need to check if I can open this company in Residential premises.
I understand that CA, Doctors, are allowed to open their offices at residential premises.
I am looking to buy a 3BHK flat in Gurgaon and start office in flat.
Please help me with the legal issues around this.

The property is in the name of the father and he is dead leaving wife and eight children how do they share the property of abt 680sq.yards.
If there is a legal heir document in favour of the nine and out of them one is dead how do we still share this property.
can any one of the children or two or more take a GPA from the rest of the shareholders and continue to develop the property.
If a GPA is possible how do we go about it? is a momorandum of understanding between the nine necessary.

punjab national bank is not sanctioning education loan of my son saying that you can not mortgage your agriculture land as collateral for the purpose.
Please help and guide me.
