Rights in a commercial property

Respected Legal Advisers,

My question is Can any one of the family members SELL his/her Rights in a family inherited commercial property in mumbai to any outsider and what is the process. Also if any member of the joint holder doesn't co-operate what is the procedure.

Power of attorney can be given to same blood relationship.

IF GENERAL POWER OF ATTORNEY GIVEN TO SAME BLOOD RELATIONSHIP MEANS TO BROTHER DAUGHTER WHO ARE IN STRAIGHT LINE RELATIONSHIP. NEED FOR REGISTRATION ? TIME LIMIT TO GET THE GPOA FROM THE DATE OF EXECUTION ? GET TO BE REGISTERED?

Cheated by family

we are 3 siblings and mother is alive, I m in abroad and my brother sister brainwashed my mom against me and taking all the family property I donot have any access to any documents they are refusing to show me , my father passed away 20 years back, some properties are in his name and some on my mother 's name, my mom is refusing to talk to me :( they take all the pention, rental income and now refusing to give me the share in the property what are my options here??

My grandfather died in 1950

My Grandfather 'A' purchased agriculture lands in 1935.He died intestate in 1950 leaving behind his wife(B),Son,Daughter (My mom).My uncle(A and B's son)died in 1953 leaving his wife and minor daughter..
My Grandmother(A's wife) died intestate in 1966.
Do my mother(A and B's Daughter) have share in property as My grandmother(B) died after 1956 sucession act ?
The property was not partioned between My uncle family and My mother till date.
We hail from Hindu family in Tamilnadu

My grandfather died in 1950

My grandfather self acquired agricultural lands in 1935.My grandfather died intestate in 1950.He was survived by his wife,son and daughter.His son died intestate in 1954 leaving behind his daughter and wife.
My grandmother died intestate in 1966.
I'm the maternal grandson of my grandfather.
Do my mother have share in my grandfather property?
We are hindu family from TamilNadu.
Title document is in name of my grandfather..

Power of attorney can be given to cousin brother.

SIR HEARD THAT POWER OF ATTORNEY FOR THE DISPOSAL IMMOVABLE PROPERTY IN GUJARAT IS VALID FOR ONLY FOR BLOOD RELATION PERSON NO OTHER THAN.

IF POWER OF ATTORNEY GIVEN TO COUSIN BROTHER DULY NOTARIZED IS VALID FOR THE TRANSACTION OF IMMOVABLE PROPERTY IN GUJARAT.

Illegal encroachment on my land

Dear Sir,
A Colonizier has illegally created a way from my land and indulge with panchayat and patwari and shown road into map from my land. Now Panchayat is saying that they had declared the way as public road and now Colonizier can create the road on it and that it will benefit to other land owner but they are not providing me any written documents nor i had received any Notice for the same.

Now what can i do as they all are indulge with colonizier and not listening to me.

Please Help........

Juridiction of legal will

My mother wants to make a legal registered will for her property and monetary assets.
Since she has properties in multiple cities then will my mother have to make different wills in each of the cities(by visiting each of the cities registrar office) for the corresponding properties there or she can make a will from any of the city she is presently residing and mention all the properties(of all cities) in this one will?

Property issues by my aunties, all are more than 70 years ol

After My grandfather death 1976, all his property transferred to my father in 1976 by patta chitta. After my father's death 1995, that properties changed to my name by patta. I am paying tax for that one from 2000. EC also in my name. By using 2005 act, my father's sisters asking share in all the properties. They married before 1989. Case is pending in court. They are going to apply stay for that property. What will I do now? Before 2005, no women has rights in immovable property. By that all are changed. Is it favour for me? Can i sell that properies? They are harassing me by many ways. Give some ideas, please.
