tenant act

respected sir,
i have a query aregarding a suit...
sir my friend(my friend is poor and his father became 90 years old) has a property, some persons residing in it filled a case(tenancy act) ten years back but lastly a year ago the case has been dismissed by supreme court..now those persons not leaving the site and again filling the case in lower court(district court)..some peoples telling that supreme court is last then how come they can file a case again and again..

Succession to Property

Need guidance and help....

We are a brother and sister and belong to Orissa.
Our Parents are no more alive.
We have some property in the name of my mother which we are to inherit.

However, we want to jointly inherit the same, if possible (my sister is single and has chosen to be so for the rest of her life).

I need somebody to advise if joint inherittance is possible and the steps for the same. We have got the legal heir and death certificates.

Secondly, there is one property, which is a two floor house on a singlt plot. Is it possible to inherit the same severaly with each floor inherited by either me or my sster.

Paying guets

Can a co-operative society ask a member to not keep paying guests? Our housing society is in ahmedabad.

My society has made a rule that flats cannot be given on rent to bachelors, can they do such a thing , is it legal?
Also, My society charges 800 for s.o, 1200 from flats rented and 1600 from flats which are rented to students. Can they keep 3 diff maintanence charges like this.

Also, what about the rule of max 10 % non-occupancy charges according to the co-op housing soc act?

Purchase of Property alloted to 2 parties

Hi All,

I am purchasing a property which was alloted to 2 parties and one of them got registered through sub-register office and transfer powers(GPA) thorugh registered GPA to another party(Registered GPA holder) to fight against the party to whom the property was alloted secondly. Now the party (In whose name it was alloted secondly) is agreed through an agreement paper saying that he will not use any rights/sue against the property Now I am purchasing the land from the Registered GPA whose rights are mentioend in the GPA as he has the rights of receiving consideration, right of submission of doccuments in the present of Sub-registrar office, right of making sale deed.

Can any one please advise me what are all the precautions I have to take before proceeding.

Delay in delivery of flat

Hi,
My friend has purchased a flat from a renowed builder and has paid the sale consideration as per agreed payment schedule, but the builder has delayed delivery of flat by 18 months and has now sent him a notice stating that flat is now ready.
Further they have imposed a fine of Rs.5 lacs stating non payment of electricity deposit & charges which were payable during regiseration as per agreement.
When contacted they were more than eager to waive of Rs.5 lacs subject to condition that he signs a no-claim letter(for the delay by builder), does this not amount to blackmail & what would be the remedy for my friend who is also paying his EMI's for the last 14 months without possession of flat.

my plot is situlated in mumbai and is curently on my grandfather name and he expired on 9th 2003 there are four heirs and till now the property is on name of my grandfather how should i transfer the name in 7/12 extract of all these heirs please guide nme accordingly if i want to sell these plot to someone after entering the name of all legal heirs

Partition of joint family property ???

I am partner in a joint family property( ancestral property).


All the other family members want to sell this property except me.


Can they do this legally without my consent?


I am not willing to sell this property in any way.
