Sir, I have a piece of non agricultural land in maharashtra. I had given a p.o.a. to mr.X. In which i mentioned that Mr.X has all authority regarding the land including sale the land on my behalf. Now the p.o.a.holder Mr.X him self want to purchase the said land.Can he purchase the land as a p.o.a holder in his name by executing the registration .

My tenant has stopped paying rent after sending a legal notice TO ME demanding an insane amount (equal to 150 years' total rent) allegedly spent by him for repairing. He has also stated that the rented premises further need major repairs to make it safe to live. 80% of this amount is claimed as per an oral agreement with my father 24 years ago. This claim is time-barred and insanely inflated. This amount is more than that required to construct a house double in size on the date of the so called oral agreement. This amount was never demanded by the tenant in the past 24 years, nor did he demand it in a letter written prior to HIS the legal notice. This is usual practice of tenant and advocates. They demand such insane amount to vacate the house or if landlord is not able to pay it, they offer to buy house at throw away price.because courts take 10/15 years to settle such cases. Courts do not pass strictures against tenant/advocates for frivolous litigations, so there is huge rise in cases related to tenancy. Some landlords have initiated land grabbing case against tenants. Tenants went to Gujarat High court to challenge these cases. Recently Gujarat High court has dismissed more than 100 cases challenging land grabbing cases initiated by lower courts. What precautions should be taken to safeguard against counter actions of tenanat?
My brother(cannot hear& speak but understand), his wife(no disability)& children( no disability & 18+) are not agreeing for partition of the property purchased by my father( father is owner and died recently). I tried to divide property by mutual understanding but they are not agreeing because they are getting rent out of it. I approached police, police asked them to come to police station but they are not listening and making excuse of illness( sometimes self sometimes children). They have taken all FD amount of father and applied for disability pension as father was in govt job.
Please suggest what steps can be taken?
Recently i had purchased a individual bunglow in cooperative housing service society. Society has asked me to pay transfer fees of Rs. 50000.00. Also society is forcing me to pay the yearly maintenance charges in one short. Can housing service society demand transfer fees and ask for one time maintenance charges for the whole year.

Hello Sir, I am Cyrus from Hyderabad, My query is that My Younger Sister, Brother -In-Law and their Son & Daughter are NRI's, Their Childerns are Having American Passports as they born in US. In Year 2017 My Sister and Nephew came to India, at that time they purchased a pieace of Residential Land in Hyderabad, as My Brother-In-Law was in US, so, we executed a Registration as mentioning my Brother-In-Laws father as Gaurdian. Now, his father was expired 2 years ago. Now they came to India for 2 months and they want sell the Land. What is the procedure, i am came to know that we need to obtain some NOC kind of Order from Court, We enquired but it is a lenghty process, may take a time of 6 months arround. Is there any way out to go further as they are in India for 2 months only.

hi there , I am based in taloja navi mumbai.recently i bought a 2 bhk flat which is ready for possession but builder is asking 150000 more in the name of society formation & conveyance charges from every flat owner plus additional 50k for 1 year maintenance charges .that means 2 lac more which was never mentioned before .is it legal or builder is looting us .what needs to be done as builder is not ready to give possesion till we clear this amount .

My father bought flat in 2014 which cost him around 8 lakh after retirement. My brother , sister and father applied for loan of Rs. 5 lakh. In meanwhile my sister was paying emi till 2016, then she got married and was paying in laws flat's emi from her salary.. after that as younger brother i was told to pay remaining loan of flat on pretext of that flat would be mine because my brother was also had home laon around 30 lakh as he shifted with his wife to another flat ..My question is now my siblings are denying and accusing me who told you to pay the emi and top of that ,flat is registered in my brother , sister and father's name..I desperately need my hard earned money to purchase my own flat..i am living with my wife in rental house in Mumbai

Property left out in "will".
Dear Experts, kindly answer my query.
My friends father had 3 self acquried properties in his name. 2 Houses and one plot of size 100 x 60 in which he constrected 6 shops in 100 x 20 in front area and left 100 x 40 backside as empty land.
In his "will" he allotted 1 house to his son, 1 house to his daughter and allotted 6 shops to his wife, with condition that she can only enjoy the income (rent) from 6 shops and after her lifetime 3 shops shall be taken by his son and 3 shops shall be taken by her daughter.
In his "will" he does not mention anything about the empty land at back side of the shops (100 x 40).
1. How this portion of property (100 x 40) devolve?.
2. Does his wife get any share in that "left out" (100 x 40) plot if so it will her absolute property or it will be her life time property?
