stamp duty exemption

Is paying stamp duty is exempted on buying immovable property in Haryana and Delhi for disabled persons ( more specifically for mentally retarded persons in this case as i am buying this property to give stability for his future )

Kgaredikhat for 7-12

We have purchased agricultural land in Thane mahanagapalika area in 1991 with sale permission from prant.

We have made Kharedikhat within 01 year from date sale permission.

But the kharedikhat has registered in 2009 with penalty from 1991 said Kharedikhat is registred one sided {myself} only.

Following are my queries,

1} Is there any problem to register our name in 7-12 due to one sided regisdtration of kharedikhat.

If no problem , then request you to provide us the act No. kalam if any.

2} Is there any problem to register our name in 7-12 due to registration of kharedikhat made after 10 years from salepermission date.

If no problem , then request you to provide us the act No. kalam if any.

registration problem

We purchased site in the year 2000 and registered the site in our name in the same year and contructed the house by taking housing loan from bank in 2001. The link document was registered in the year 1951.Recently we have taken loan from bank for repairs and renovation in 2011.Bank has asked us to deposit of title deeds. when we went to registrar office to get register my house in the bank name then registrar said that land belongs to the government.If that land belonged to the government then how did registrar register that site in our name in the year 2000 and how the seller(from whom we bought the site) got registered that site in the year 1951 by registrar.
my questions are
1) why did registrar register the land in our name in 2000 and for the seller name in 1951 without knowing whether it is govt land or not.

2)Now registrar asking us to bring NO OBJECTION CERTIFICATE (NOC)
From RDO. If RDO don’t give NOC then what should we do?
3)what are the legal options that we have in this problem.

Law of Limitation applicable to suit filed for possession of mortgaged property

FACTS
Director A of a Pvt Ltd co has mortgaged his personal residential house as collateral security to a State finance corporation(SFC) for loan advanced by SFC to Pvt. Ltd Co.
Date of registration of mortgage : 09/March/1995
SFC sent notice of possession u/s 29 of SFC Act on 15/feb/2000.
Director A's wife filed suit saying property is Ancestral property and property mortgaged without consent.
Wife's Suit dismissed by court on 9/March/2008.
Based on decision by court on wife's suit SFC took physical possession of Mortgaged Property on 15/June/2011.
No suit filed by SFC at any point of time for possession of Mortgaged property.
Query 1 : Is the possession barred by Law of Limitation?
Query 2 : Is the possession u/s 29 of SFC Act,1951 illegal?

GPA khata number

Hello Experts,

We bought a site in Bangalore from a GPA holder. The owner of the property gave GPA rights to two individuals. My query is if the Khata number of the owner will change to two new Khata numbers for the two GPA holders and further, the sites partitioned and sold by the GPA holders will get new Khata numbers with their Registered Sale Deeds reflecting the GPA holder's Khata number.

Is 70-30 law applicable in Chawl redevelopment in mumbai

Is 70-30 law applicable in Chawl redevelopment in Mumbai? If yes then how a person who is paying 50% more rent than others will fight legally on this. We were paying this extra rent for more than 100 yrs, because our room was bigger than others. But builder giving us same area what he is giving to others.
And now he has started harrasing us with the help of MHADA with MHADA letters threatening us to evacuate forcefully. He is also not maintaining the property properly like improper water supply, bad savage system, lighting problem in the evening and many more.
Our chawl property were having very huge FSI, because we were having two grounds with 4 store building.

How to convert an Agricultural Land in Gujarat to NA Land?

I have an agricultural land in Gujarat near Ahmedabad. It comes under Gram Panchayat. I would like to set up a factory on that land. Kindly let me know the procedure for converting the agricultural land into NA land for setting up factory. I have gone through Mr. A V Vishal's reply but whether the same is also applicable to Gujarat State & to my above mentioned situation?

Property

Dear Sir / Madam,

My Uncle was purchased a home on 1998 from local people and then I have purchased the same property from my Uncle on 2004 located at Burari Area (unauthorized colony) of Delhi under Power of Attorney process because Registry is not available in this Area.

Electricity Meter is still in the name of my Uncle and water meter in favour of my name.

Recently my uncle threatened my to allow him to build a room on upper floor otherwise he will go to the court and registered a case against me.

What can I do, please help me and give me a legal advice. Kindly give me a proper guidance.
